River Tilt Caravan Park

We rented through booking dot com and the place was beautiful. We had a great time and our host was amazing... But the park management could not have been worse. They have tight, restrictive rules that don't allow anyone to enjoy their property.. I don't know what they actually expect from their business? People spend thousands buying the lodges and can't do anything with them. They're stopping lodges being rented out. But they're also building new ones. Our Lodge was next to a building site all weekend with stones and wood piled up outside. So many people are selling because of the park management and I'm not surprised... Strict rules and Holiday homes that no ones allowed to holiday in 🙄

The owners of this site could not be any more hostile. Our experience was deeply unpleasant. The park owners demand more money at every turn. Would avoid this place at all costs now.

Stunning location. Awful experience. We came upon this site whilst driving through the area on holiday and 'phoned the owner, Stuart Richardson to discuss viewing the lodges for sale. He told us to speak to his son Daniel who met us the next day to show us around the site. Daniel appeared to be friendly and genuine and after falling in love with one of the lodges and its location overlooking the river, we decided to go away and discuss the feasibility of buying this, (both having been widowed in our 40s and after many years of bringing up our respective children), being excited at the thought of jointly owning a small lodge together for our retirement. Daniel said there was another viewing booked for the lodge the following day but we could secure it by paying "a fully refundable fee" if we decided not to go ahead with the purchase. He went away to discuss this with other family members and returned asking us to pay a holding fee of £5,000. Naively we didn't hesitate, having full confidence (at the time) that this was a friendly honest family business. We eagerly re-visited the lodge and site the following day but despite its stunning location, after talking further to Daniel and realising that there were additional up front costs on top of the site rental fee, thoughts of economic uncertainty post election concerned us, especially the necessity to sell a family home to partly finance the lodge purchase. We decided that this for us was too big a risk at this time so 'phoned Daniel to let him.know of our decision not to proceed with the purchase. He seemed understanding and assured us we'd receive our £5,000 in a couple of days. Numerous unanswered 'phone calls followed over a number of weeks, to Daniel and to the Reception office. We finally spoke to Stuart Richardson who said his son had been busy repairing roofs so hadn't been in the office. Additionally, we hadn't received a refund as they needed bank details from us, which we promptly provided. A week later still no refund. We 'phoned and emailed their office repeatedly over the next month but no reply and still no refund. Many weeks later Stuart Richardson answered the 'phone giving the excuse that our money had not been returned as they now required written proof that we were not proceeding with the purchase of the lodge. A further email was sent to comply with this, however our money was still not returned. Only after instructing a Scottish solicitor and threatening Court action...(to stall things further, Daniel asked the Solicitor to obtain our bank details once again!!!), now months later, our £5,000 has been returned. Scumbags!

The camping area was a bit cramped, squeezed behind caravans and in front of some houses, it seemed very much an after thought. Everything else was fine and it looked well kept. It wasn't particularly peaceful with children playing outside the houses at 8am, a dog barking for most of the night and people pressure washing their cars at 9am. Not for me.
