Loadbrook Barn sits among countryside quiet enough to hear birdsong and sheep, yet close enough to civilisation that you won't feel stranded. The property is one of six on the site, each independent but sharing access to landscaped grounds with streams and ponds.

Inside, five bedrooms spread across three floors sleep ten: two rooms have kingsize beds with ensuite showers, two hold pairs of single beds, and one offers a double. Four bathrooms and shower rooms mean mornings run smoothly. The ground floor contains a living and dining room with a multi-fuel burner, a kitchen fitted with a range cooker and dishwasher, and a bedroom with its own shower room. Upstairs bedrooms are served by a roll-top bath and further shower facilities. Heating, electricity, bed linen, towels and wi-fi are all included, along with an initial supply of fuel for the burner.

Outside, the private garden centres on a York stone patio with furniture and a barbecue. The hot tub, heated for six people, closes at 10pm. A shared relaxation pavilion nearby houses a sauna, shower and toilet. Space for three cars and a bike store are provided. The garden includes a children's play area and an unfenced pond twenty yards from the house. No smoking inside, and the property is not available for hen or stag parties.
