Dippers' Folly is a converted mill building with two bedrooms, two bathrooms and accommodation for three. Ground floor has a living and dining space with a 40" smart TV, plus a fully equipped kitchen with electric oven, hob, microwave, dishwasher and washing machine. Upstairs are a double bedroom with an ensuite bathroom, and a single bedroom served by a separate shower room. The ground floor benefits from underfloor heating; electricity, bed linen, towels and wifi are included.

The cottage sits beside the River Mells, facing the old mill sluice. A balcony and riverside patio with garden furniture offer views of the water and the wildlife that uses it—herons, dippers, kingfishers and occasionally otters. Three steps lead down to the patio; there is private parking for two cars on site. Smoking is not permitted, and the property is not suitable for children under 12.

Frome town centre is just over a mile away, with a weekly market, cobbled pedestrianised streets, cafés and independent shops. The surrounding area has villages, country walks and riverside paths leading to traditional pubs. Stonehenge, Wells Cathedral, Glastonbury and Longleat are all within reach as day trips.
