The Hill Coachouse

You enter The Hill Coachhouse into a ground-floor living room with a woodburner, or climb to the first floor where the dining room and kitchen sit ready for group meals. The layout spreads across two storeys: downstairs holds five bedrooms (one with its own ensuite), a utility room, and a shower room; upstairs adds three more bedrooms, two with ensuites, a second shower room, a second living space without a television, and the kitchen. Bed linen and wi-fi are included. The property is yours alone, rented as a whole.

Eight bedrooms and five bathrooms accommodate 18 guests. You have a double bed in one room and an ensuite shower; two more doubles with their own ensuites upstairs; three singles in one room, two singles in another, and two more singles in a third; and a fourth bedroom with a double and a single. Laundry facilities are on hand, and you can cook on two gas cookers or use the dishwasher after meals. A woodburner warms the living room, and gas central heating serves the rest of the house.

Three acres of grounds include a lawned garden, courtyard with barbecue, and a shared tennis court and games room. You have private parking on site. The coachhouse sits in countryside between Derby and Melbourne, a mile from a pub; Swarkestone Bridge and Trent water sports are walkable. Larger attractions—Calke Abbey, Derby's theatres and restaurants, Ashbourne, Dovedale, Alton Towers—fall within an hour's drive. One pet is welcome. The property has steep, narrow stairs in places. No smoking indoors.
