Lovely B&B very friendly. Spcioys rooms with own key to let yourself in. Plenty of parking. Good value, breakfast cooked to order and delicious. Situated just 10 minutes walk from St Austell Railway and bus station and 15-20 minutes from the town centre. There's a bus stop outside if you need to get one back after a few drinks.

10 /10 everything Fan in room was needed though as very hot Morning fry up was perfect. Nice choice of other breakfast items also like cereal toast juice etc
