Dartmoor's tors and wild moorland sit within easy reach, as do the beaches and estuaries of south Devon's coastline. Twelve Oaks Holiday Cottages – Oak Leaves is a converted farm building on a 250-acre Charolais beef farm, positioned between Teigngrace and the River Teign. The location makes it practical for exploring both the rugged uplands and the gentler valleys of the region, with Newton Abbot's amenities a short drive away.

The cottage sleeps four across two bedrooms: one with a double bed, one with two singles. There are two bathrooms, one with a bath and shower, one with a shower cubicle. Downstairs, an open-plan living space combines a sitting area with television and DVD player, a dining area, and a kitchen equipped for proper cooking – electric oven, microwave, fridge and freezer, washing machine. Electricity, wi-fi, bed linen and towels are all included. Two cars can park on the property; the entrance is three steps up from ground level.

The site has a heated outdoor swimming pool (open May to September, 8am–8pm), shared gardens with seating areas and children's play equipment, and landscaped grounds. Dogs are welcome provided they stay on a lead, as the working farm requires it. No smoking inside the property.

Stayed on site in our motorhome. The staff are so friendly and the site is so clean. Heated outdoor pool was a massive bonus. Will be staying again soon x

Don’t be put off by narrow minded people saying stupid things about this place. We started van life 2 years ago and have stayed in so many places. This one is the best we have stayed at so far. Real humans own and run this place and you will always find one of them if you need something. They understand what people want when they go camping. Their shop is great local meats and good cheap prices. Hot food wagon cheap. General atmosphere of the site amazing. They keep on top of everything. I noticed kids blocking the toilet. Staff was sorting it out straight after. Everything was always clean. Staff were constantly mopping the toilets and showers. They even have baby cows. Just a great place and if you go stay here. You won’t regret it.

Came for a last minute break away, only living minutes away we'd never considered it before but it's a lovely site. Great pool, great food on site and well stocked shop. Will definitely return

Very quiet but it's February so out of season. Stayed on a premium pitch so was surprised that WiFi was not inc in the price, we did manage to get a 4g signal though. Toilets very clean, also lovely and warm. There is also a laundry room and provisions sold in the reception area. The pitches are not very level but have lovely views
