Libbear Barton - Toad Hall

Walk through the door of Toad Hall and you're in a Georgian farmhouse spread across two floors, with rooms flowing naturally around the ground level's multiple living spaces. The main living room and a second sitting room both have open fires; the kitchen-dining room combines an Aga with modern appliances, and there's a separate utility room with laundry facilities. Upstairs, bedrooms are arranged to suit different group dynamics: a super king with an ensuite bathroom and roll-top bath, several kingsize rooms, a flexible twin-bed room for younger children, and a room with four singles. Additional shower rooms provide four bathrooms in total. Bed linen, towels, Wi-Fi and electricity are included, along with initial logs for the fires.

The real draw beyond the house itself is what the 40-acre estate offers. The heated indoor swimming pool (11 metres long, open daily until 8pm) is supplemented by a games room with pool table and table tennis, a sauna and gym, and outdoor play areas including a mini football pitch. The grounds contain five acres of woodland, a lake, and manicured gardens with patios and barbecue facilities. On-site parking accommodates four cars. Cots, highchairs and stairgates are available if needed. The location puts you within reach of north Devon beaches, Dartmoor, and numerous family attractions, though the estate itself keeps groups happily occupied. No smoking throughout.
