A three-storey penthouse layout sets OTTO Superb Penthouse & Spa apart from the usual Brighton hotel room, with panoramic sea views running through the building at 11 Charlotte Street. The property leans on its unusual format as much as its location, offering guests a self-contained space rather than a standard suite.

Rooms come with en-suite bathrooms, a kitchen and drinks provided, along with free WiFi and 24 hour reception for flexible arrivals. Breakfast and a snack bar cover the basics, while the on-site spa and sauna add a bit of extra downtime without needing to leave the building. That said, the property's overall rating is low, so it's worth going in with realistic expectations rather than assuming the penthouse billing guarantees a polished stay.

Outside, Brighton's usual mix of pubs, bars, restaurants and entertainment is close by, and the surrounding area suits walking and cycling as well as golf and fishing further afield. It's a location with plenty to do on the doorstep, even if the accommodation itself has drawn a mixed response.

If I could rate a zero I would. After a very long drive we arrived to find the apartment in an appalling state. Food in sofa bath had dirty bath water dirty clothes on floor toilets soiled beds not made floors filthy dirty dishes curtains hanging off wall no access to the TV. I could go on. It was so bad we left early. And trying to locate the property management is a JOKE. I would not recommend this place. I really wish I could take away the away the one star as they are now ignoring my daughter who made the booking. Booking.com advertise this property and the reviews there do not reflect the ones you find on Google. Shame on you Booking.com for supporting this set up!

DO NOT STAY HERE - if I could give it minus stars I would. Hotel - Terrible Communication - Dreadful Smell inside - Brutal To top it off they charge you £150 for a ‘noise’ complaint even though you weren’t in the property. It also conveniently says in there terms that they can send someone out at a charge of £150 if there’s a noise complaint but they just can’t show you proof of the time they were sent out. It’s also extremely difficult to reach them by phone, especially after the hours of 9pm. This hotel is a scam.

We stayed at their other one in Eastbourne. Just to be warned, you will have a lot of problems using this company. I stayed there with my two young children. On arrival, we found the place dirty. We found pans of used cooking oil from the previous guests that have not be clean. The freezer was full of ice and in a horrible state (see the pictures). The picture on the wall was smashed and had not been fixed. The main bed was broken so it sagged when you lie in it and the sofa beds were very uncomfortable and creaky .The internet was not working in the apartment we had or in their other one next door. If you plan to cook - forget it. There are plenty of plates etc but only a single small pot and a tinny fry pan. No pans for the oven. The biggest problem is the way they handle customers. Mistakes happen but these people are unable or unwilling to deal with complaints. They don't answer any of their phones . And when they finally called back they refused to fix any of the problems and hung up on us. Speaking to the guests in their other apartment next door, they also had maintenance problems and mould on the wall. Their internet didn't work either. It is a real shame as, apart from all these problems, the apartment would be fine if they maintained it and cleaned it!

DO NOT STAY! Absolutely disgusting ‘hotel’. I wouldn’t allow my dog to stay here. The room was completely filthy, more so than I’ve ever seen. The floor was covered in dirt. There was dust coating every surface, the bathroom was disgusting, and as I pulled back the duvet there were long hairs in the bed. The corridor had dirt marks all over the wall. My room was at the top of a dingy black stairwell on the 4th floor and the window only opened 2 inches and had to be wedged open with something like a towel. Furthermore the fire escape would not have been accessible. I did something I have never done before and walked straight out, sacrificing the money I had paid (which latterly the ‘hotel’ refused to refund) and found another place to stay. I’m pretty sure the primary purpose of this establishment is for people who would ideally ‘pay by the hour’…
