An excellent place at BRighton sea front. Walking distance from Railway station, Churchil Square, Brighton Palace Pier. Cozy place nice breakfast. Helpful front desk. Large room with sea view and Regency Square.

My two friends and I recently stayed at a beach hotel in Brighton and unfortunately had an extremely distressing experience. When we entered the room, it was visibly unclean and filthy. The carpet had random bits of rubbish on it, including a broken tag from a bag and other debris, along with obvious dirt and dust. The mirror had what looked like blood splattered on it. One of the lamps was broken and didn’t even have a lampshade. The water was dirty and clouded as well. Things became far worse when my friend had a bed bug crawl onto her. We immediately stripped the beds to check further. In doing so, we found dirt, tears and holes in the bedding, a pube in one of the beds , and heavily stained mattresses that were a deep yellow-brown colour. The condition of the bedding and mattresses was unacceptable. We went to reception to complain. The receptionist contacted the manager, who said he would check availability at a nearby sister hotel, The Preston Park Hotel. We waited quite some time with no update, then had to go back and re-explain everything to a different receptionist as the original staff member was no longer there. After more waiting, we were told the manager was coming to speak to us. It was nearly midnight at this point. The manager then told us he would personally drive us to the other hotel. As three young women, we were uncomfortable with this arrangement especially as this was not a licensed taxi and his car had learner plates. Additionally, despite previously offering us a room for three people, he initially stated that only two of us could go and one would have to stay elsewhere. We refused. He then changed his position and agreed to accommodate all three. We chose to call our own taxi instead. The manager followed our taxi to the second hotel and provided cash for the return journey the next day, which we appreciated however, he followed us into the room, which made us uncomfortable. Unfortunately, the second hotel was also in poor condition. Neither of the hotel room doors had functioning locks, including the Beach Hotel and the Preston Park Hotel. The bathroom was covered in black mould, the toilet had brown staining and did not flush properly, the water pressure was extremely weak, and the shower was cracked. There was even a dirty towel left on the bed upon arrival, which the receptionist removed. Furthermore, though the heating was on, the room was freezing the entire night. We did not feel safe staying there, particularly due to the lack of door locks. Every noise made us anxious, as the door visibly shook and we had no way to secure it. Overall, this experience was shocking. The cleanliness standards, maintenance, and safety measures were completely unacceptable. I would strongly advise others to reconsider staying here.

It's alright for the price, but alright is as far as I'd go. The staff we're very nice which was good, always there to help out. And the complimentary breakfast was also nice, just a nice, plain and simple selection of hot and cold food. Great spot for accessing restaurants and shops, and the beach too. Onto the negatives. The rooms are very dated, personally i don't mind dated too much, but it's like stepping in a time portal and being put into the 60's without it being cleaned at all. The room light was so dusty it looked like it had fur, the furniture was rickety, carpet was severely faded from years of use, rust in the bathroom. But the worst part is BED BUGS! I woke up to one crawling on my arm, very unpleasant surprise. Got some very uncomfortable bites from them. I'd recommend avoiding this hotel simply for that, coz bedbugs follow you home.

Fantastic location and price. We were going to a concert at the Brighton centre and it worked really well for us. The hotel is old and worn so don’t expect the ritz. However, it was clean and we slept well. Only concern was security. You have to give them your key whoever you go out. That’s fine as long as they don’t then give your key to anyone that happens to know your room number. Keys on both nights were just given to us with no questions asked - so be careful leaving valuables in your room. We did complain but nothing changed….
