About Holiday Inn Brighton Seafront
Kings Road runs right along Brighton's shoreline, and the Holiday Inn Brighton Seafront sits directly on this stretch, with the beach accessible straight from the hotel. It's a spot that puts the sea on your doorstep rather than a short walk away, with the promenade, pier and town all within reach along the same road.
The hotel has 131 rooms, many with sea views, and all with en-suite bathrooms, air conditioning and family options available. Rooms are generally kept clean and spacious, though some are on the dated side and the air conditioning doesn't always work as it should. Facilities include a restaurant, bar, snack bar, room service and breakfast, along with meeting rooms, laundry service and lift access, and staff are consistently described as friendly and helpful. Accessible rooms and family rooms are also available, and pets are welcome.
Outside, Kings Road offers walking areas, watersports, fishing and golf nearby, plus a good spread of pubs, restaurants and entertainment within easy reach. On-site parking is available for a charge, useful given the seafront location.
What guests say
We came here for the fawlty towers comedy dining show, and I have to say I was pleasantly surprised by it all! The location is perfect, you are literally on the seafront and within easy walking distance of most of the attractions. The parking was superb for us as we parked our car in the underground car park and just forgot about it as it was perfectly safe there and we could walk everywhere. The staff were very helpful amd attentive and as for the fawlty towers experience all I can say is I have never laughed so much in a long time.

I recently stayed at the Holiday Inn Brighton Seafront and found the experience to be mixed. The first impression wasn't great due to the lengthy queue at check-in. Only two reception desks were staffed during a busy arrival period, and it seemed that having a third receptionist available would have significantly reduced waiting times. Given that check-in is often a guest's first interaction with the hotel, Holiday Inn should consider additional staffing during peak hours. That said, I would like to commend Rona at reception, who was polite, pleasant, professional and very helpful despite the busy environment. The hotel's location is undoubtedly its strongest asset. Being directly on Brighton seafront is fantastic, with easy access to the beach, promenade and city centre attractions. Unfortunately, the hotel itself is showing its age and would benefit from a comprehensive refurbishment. The rooms feel dated, and the shower water pressure was disappointing. During my stay, the air conditioning was not operational throughout the hotel due to an ongoing upgrade programme. While this was mentioned on the website, it did little to alleviate the discomfort when temperatures were approaching 30°C in the south of England. Overall, the excellent seafront location and friendly staff are positives, but the dated rooms, weak shower pressure, lack of air conditioning and check-in delays detract from the overall experience. With some investment and operational improvements, this hotel could offer a much better guest experience.

Great location and has it own parking. Booking in is at 4 but I had to wait till after 5 as room wasn't ready. The rooms air-conditioning weren't working so had a fan instead. Free drinks that were in the mini bar weren't sugar free. When asked can I swap to sugar free they said they didn't have any.

Terrible stay and extremely disappointing experience. The rooms were unbearably hot due to the lack of working air conditioning, making it very uncomfortable, especially for children. The cleanliness standards were unacceptable, with filthy rooms and bedding that raised serious concerns regarding hygiene, health, and safety. What was most disappointing was the way the duty manager, Laura, handled the situation. Instead of taking responsibility and properly addressing the issues, she appeared to blame others and avoid accountability for the hotel’s failures. I am seriously considering reporting this hotel to the relevant health and safety authorities so that the conditions can be properly inspected, as there appeared to be multiple issues that should not be ignored. A hotel should provide a clean, safe, and comfortable environment for guests, and unfortunately this stay fell far below that standard.
