Pippins is a two-bedroom cottage in rural Broadland, set within private grounds a short walk from the village of Coltishall. Everything is on the ground floor with level access from the entrance, making it straightforward to get around. The sitting room has a television and DVD player; the kitchen is equipped for cooking and washing up; and there are two bedrooms—a double and a single—plus a bathroom with both bath and shower. The owners live adjacent to the property, and the wider grounds are shared, though dogs must stay on a lead.
The cottage includes Wi-Fi, bed linen and towels, and a biomass heating system that provides unlimited hot water throughout the year. An enclosed patio garden with furniture sits outside. Parking for two cars is on site, and smoking is not permitted. Within a mile of the cottage are three pubs, a tea room, a butcher, a delicatessen, shops, and a petrol station. The River Bure—with canoe hire and fishing—is 600 yards away. The Bure Valley Railway runs from nearby, and a network of cycle tracks and footpaths begins just a short walk from the door. Norwich is 8 miles south.
