You arrive at a 17th-century beamed cottage to find a full kitchen, dining space and sitting room all on the ground floor, with a wood burner taking the chill off. There's a wet room downstairs too. Upstairs, four bedrooms spread across the first floor—the main has its own ensuite, while the other three share a bathroom with bath and over-shower. Three of the bedrooms look out to the stream running past the property, where ducks drift back and forth. Electricity, heating, bed linen, towels and WiFi are all included; logs for the wood burner come with you. A washing machine and tumble dryer are in an external utility room (small charge for use).

The enclosed garden wraps around the cottage with seating outside, and you get parking for one car on-site, with a second space on the quiet road alongside. The village sits near Bassenthwaite Lake, about 2 miles away, and Skiddaw is the same distance on foot. Keswick is a 15-minute drive. One dog or cat can stay free. The cottage does not permit smoking.

Fantastic place to stay whilst in the lake district as there are great facilities, the owner is lovely and cheery. The main attraction is the homely feeling of the cottage, we have stayed there 10 years in a row and it will never get old.

Booked Brookhouse 1 for an 80th birthday treat for my dad. My family all got together for the surprise. What a fabulous Christmas we all had. The cottage was outstanding. The new kitchen had everything my husband needed to cook an amazing Christmas dinner. Having 3 toilets was very handy for the amount of people! The log burner was a joy, with an endless supply of wood. The bedrooms were very well laid out with comfy beds. Alison had very kindly left a bottle of bucks fizz in the fridge, which was a lovely touch. In fact nothing was too much for her. Checking if there was anything we needed, whenever we saw her.

Perfect location to base for exploring the lake district. Idyllic surroundings and views. Brookhouse 1 has a beautiful garden to sit in at the front and overlooks the brook which is safe for kids to play in. Cottages well kitted out with all necessary facilities. This has been a firm family favourite since my kids were small and is now with my grandchildren. Highly recommended.
