Walk through the entrance of Bradbourne – The Water Mill and you're stepping into a converted 16th-century corn mill, its original workings visible throughout the rooms. Seven bedrooms spread across three floors sleep up to 16 guests, each with its own ensuite or access to additional bathrooms. The ground floor contains a spacious living room with freeview TV and a kitchen-diner equipped for cooking, with a dishwasher, electric range and all the essentials. Lower ground level holds a utility room and an observatory, while upstairs are further bedrooms arranged to suit different group configurations – several have zip-and-link beds that can be arranged as doubles or singles, one features a day bed, and there's a room with bunk beds.
The mill's character comes from its preserved features: exposed historic stonework and the working mill wheel in the grounds, surrounded by a fenced pond that requires supervision if children are present. Multiple staircases connect the floors, so consider this if anyone in your party has mobility concerns. Outside, you'll find a private patio area by the water, enclosed courtyards with garden furniture, a gas barbecue, and a hot tub available on request. Private parking accommodates six cars. Bed linen, towels, Wi-Fi and heating are included. The property sits in Derbyshire Dales countryside near Ashbourne, within reach of the Peak District. No smoking is permitted, and the owners do not host hen or stag parties.

We stayed at the Water Mill at Bradbourne for 4 nights in late July 2026. This was a joint 80th birthday for myself and my wife with all of our family there to celebrate with us : our 4 "children" and their partners and 6 grandchildren: 15 in total. So, so good to get everyone together for a special time. We all had lots of fun and laughter including in the amazingly warm and bubbly hot tub. The Water Mill is a wonderful renovation of the old mill, much of which has been incorporated into the interior. It's like staying in a museum with all the necessary modernisation. Quirky, very comfortable bed rooms have been carved out of the space and the communal areas are perfect with a kitchen diner that has two of everything [ very useful when there are 15 of you ], and a sitting room off it with the original hopper on show. Then down below is the champagne bar with some high stools as well as other seating demanding less climbing. The whole of one wall is a sheet of glass displaying the innards of the Mill. See it and believe it. Outside is plenty of seating and large tables which was good in the heat. A short walk to a private picnic area which feels completely secluded. And Sophie was very attentive and helpful , and really did go the extra mile. No real problems apart from some rather frisky bullocks in the ford going towards Tissington : practice standing very tall and still and staring them down. And do be careful of the winding road that runs by the Mill : it is very busy with lorries and cars and motorbikes going pretty fast. Lots of memories to cherish.

We stayed at The Water Mill for our Christmas party and it was absolutely fantastic! Everything from the warm welcome to the decorations really made it a special event and I would heartily recommend the venue to anyone looking for a unique place to get away from it all!

We had a wonderful stay at The Watermill in Ashbourne! As a group on a reunion celebrating 30 years since joining the army, we all agreed it was perfect and made for a memorable weekend. The property is exceptionally well equipped — everything you could possibly need has been thoughtfully provided, from the modern kitchen appliances to the cosy living spaces. The décor is absolutely beautiful, blending rustic charm with stylish, high-quality finishes that make it feel both luxurious and homely. The location couldn’t be better. Set in peaceful surroundings, it’s just a short distance from Ashbourne, and there are lovely walks straight from the doorstep — perfect for exploring the countryside without needing to drive anywhere. A truly special place to relax, unwind, and enjoy the beauty of the Peak District. We can’t wait to return!

Very well stocked holiday home with well preserved unique features. Owners are very friendly and helpful. Only reason I've docked a star is because we didn't realise the outdoor area had no grass. So not great for the kids to play. There is a picnic area but we didn't go to it due to the route to get there and safety of small children. Also hit my head a lot on low beams.
