The River Cairn runs past this detached house at East Cluden, just outside Dumfries. Burnfoot of Cluden is built to sleep 16 across eight bedrooms and three bathrooms, making it suited to large family gatherings or groups of friends. The layout spreads across three floors: ground level holds two bedrooms and a dining kitchen with an oil Aga; the first floor has four more bedrooms plus a shower room; upstairs there's a second sitting room and two further bedrooms. The essentials—bed linen, towels, wi-fi and heating—are included, and the woodburner is ready to use.
The kitchen is equipped for cooking from scratch, with a full-size cooker, dishwasher and usual appliances. Downstairs and upstairs living rooms both have Freeview television and DVDs. Outside, a lawned garden with seating and barbecue overlooks the water; a bike store is on site and parking is available. The property accepts one pet.
What makes this location work is immediate access to the river path along Cluden Water, which you can reach directly from the grounds. The Twelve Apostles stone circle lies within walking distance. Dumfries and Galloway offers extensive cycling and walking routes through countryside and along the coast, and Dumfries town itself is less than ten minutes' drive away. Note that the river beyond the grounds is fenced, and there is a significant drop from the drive. No smoking inside the house.

Great location for a chilled hen do. The surrounding area is stunning with wee walks along the river. House could definitely be cleaner and given an update as parts of house were in a good need of some TLC and maintenance but honestly never ruined our weekend we had a great time!

Loved it! Cosy house. Everything you need for a large family stay. The only reason no 5 stars is because we arrived mid December and there were no Christmas decorations, however to be fair, we just assumed there would be and didn't ask. Recommended for a large family stay or group.

We love it, visit each year with our sewing group, sleeps us all comfortably in separate rooms or doubles if you don't mind sharing. This is an older property with lovely interesting features, fantastic situation in the river bank, approx five mins outside of demfries, so really close to main supermarkets, fuel and town (although town isn't very exciting!) We prefer browsing at Castle Douglas, or walking at Kippford, sandhills or rockton!

Big, characterful Victorian cottage in its own land not far from Dumfries. There's nothing in the village so unless you're just looking for a quiet retreat, you'll need to venture out. Guests (13 of us went) are well catered for but the house could do with some maintenance.
