Beautiful old house, well maintained and clean. I had the room that does not feature am ensuite bathroom, the one that has the bathroom across. I did not find comfortable the way this bathroom is unlocked and locked; there could be a way more easy way (a card, for example, even if this would mean to give a more modern feeling) to get inside. At 2 AM, having to take a big old key (making also sure you don't forget the room key!), unlock the toilet, locking it again from the inside because the door is not closing properly... All this hastle when you have to go during the night, can ruin a good sleep. All other aspects are on the positive side, a recommended place to stay.

Where do I start? Arrived at property, had to call a number for a key code to enter premises, got into the twin room although I booked a double. The room had a strange smell, which they tried to mask with numerous air fresheners, having COPD this is not good. I tried opening a window, two were unable to open the other I managed only just. We went out for the evening and on return the hotel the room was really cold although I had closed the window before I left. We went for breakfast at 9. The dining room had two other guests but every table was littered with dishes and remnants of breakfasts. I was greeted with a young man who told me he was busy and I would have to wait until he had time to get things organized. I eventually cleared a table myself and took a seat. He returned to take the breakfast order; tea, white toast and a full English was ordered, however, we received brown toast, NO tea, and a plate full of beans, half a tomato, mushrooms and 4 cheap, over cooked sausages, claiming they had run out of eggs. Both myself and the other guests asked on numerous occasions for napkins, still didn't get them. I felt quite sorry for the young man working alone until I left the dining room, which was still in a state of disarray and he was sitting in the office on his phone. The building is in need of serious upgrade, it is run down, shabby and looks nothing like the pictures on their advert. More staff are needed and a bit of a homely touch. Such a shame because it is an amazing looking building with loads of potential.

Excellent value and a nice stay. ROOM We had a great night's sleep and a good shower. Room fits style of the house. A few tweaks (bigger, fluffy towels and a valance for bed base) would take it to 5. SERVICE Breakfast was lovely. Nice dining room, nice music, perfectly cooked eggs and quality bacon. Very good waiter / chef made it a good experience. 4* because the house is bedrooms, dining room and private (kitchen & office). So arriving ~8.30pm we phoned to get code for key safe and let ourselves in. Made me realise how much difference a friendly face makes. First impression was shabby (hostel) but this morning I really appreciate the house. We paid under £60 for B&B but this place is worth much more ( especially with a little tlc / spruce up ). My 4* is just to set expectations. LOCATION we needed a stopover as we were travelling Aberdeen to south coast. This is worth the detour from motorway ( hook back via Gretna ) and Dumfries has a lot to offer. ( Casa Mia highly recommended for dinner ).

We recently stayed at Rivendell and we have to say that we had a really nice stay here. We booked for 2 nights and slept very well both nights. Plenty of parking, house was very well presented and the room had everything we needed including a very comfortable bed. The chef was very accommodating, food was excellent and he even gave us some background knowledge of the area and the football club Queen of the South ( who we were going to watch on the Saturday ). We would definitely use this guest house again and we would also recommend it to others. The price was really great and so we felt we had great value for money here. Thank you for making part of our weekend away that much nicer. Brandon and Sharon
