The Hayloft sits in farmland beneath the Pentland Hills, far enough out for genuine quiet yet close enough to Edinburgh that the city is reachable by train from Kirknewton, 3 miles away. Built from an original barn, the property mixes rural character—stained glass and timber work recall its former life—with contemporary comfort. It's your own space entirely, with private parking for two cars and an enclosed garden facing open fields.

Two bedrooms and two bathrooms serve four guests. Downstairs is an open-plan living area centred on a woodburner, with the kitchen fitted for cooking from scratch: electric oven, induction hob, dishwasher and the rest. Upstairs, one bedroom has a double bed and ensuite, the other two singles and a family bathroom. Wifi, heating and all bed linen are covered. The property has open spiral stairs; note this if you have mobility concerns or very small children.

From here, walks and cycle routes begin at the gate. Balerno, 2½ miles, has a pub, restaurant and monthly farmer's market. Ratho climbing centre, Hopetoun House and the House of the Binns are nearby; the Fife coast is 18 miles; Perth, Stirling and East Lothian villages are within an hour. Edinburgh itself offers year-round theatre, galleries, restaurants and museums. No smoking inside the property.
