We arrived early in the day, and there is no person staffing the location. We tried calling and emailing the place multiple times the day before and there was never a reply. When we stood in the vestibule there was button to push and a hard to understand Asian woman says 15 minutes. Approximately 15 minutes later an Asian man arrived looking very confused. He called and proceeded to talk quite vehemently in his language, and finally said we could leave our bags, check in was at 2pm. When we arrived back, they had moved our bags into the room, which was nice. The last nice thing, really. There was still toothpaste in the sink from previous guests. One window will not stay up, so in a room with no air conditioning as it happens in Europe, we only have one window. What could have been a beautiful back yard(as are the neighbors) is nothing but weeds and trash. The TV lagged so much it's unwatchable, I finally watched something off of Netflix on my phone. One thin pillow per person, and since there was no one on staff, no way to ask for anything. The location is quiet. An easy bus ride to the Mile.. but we will never stay again.

The room was very clean and nice to look at. However the bed, although comfortable, was not a double bed it was probably a small double (i paid for double room for 2 people) I am 6ft and barely fit on it my feet were off the edge. Also only 1 pillow and 1 decoration pillow each. No mirror either only one above the sink in the bathroom which isnt ideal for my partner needing to use one for makeup or hair etc any woman would agree (or any makeup wearing person). Upon arriving there was bags of rubbish everywhere in the entrance. The carpet on the stairs is not attached properly in places and is a trip hazard. Upon arrival there is a ring doorbell you can use to speak to the owner or customer service or whoever it was and i could barely understand them and they could barely understand me. The location is decent its outside the low emissions zone and about 30minute walk to the castle (city centre) if you get a wriggle on.

Very nice family room, very comfortable beds, very convenient. Too bad there was no breakfast but there was a kettle with everything so it was ok. Bus stop just by to city center, very convenient.

Cosy guesthouse situated about a 30 minute walk from central Edinburgh. Room was very clean and nicely decorated. Surprisingly, the house was very warm all throughout the day and night - this is a bonus if youre not used to British weather.
