Modern room with an attached shower and toilet. Other guests can be heard flushing or showering. This particular room had a very stiff sliding window, a small stain on the carpet, a very slow drain in the shower (had to wait a couple of times with the shower turned off for the water to drain), and didn’t even have a toilet roll holder. The bed was soft and lovely, but there were no extra pillows in the room.

We stayed at this B&B for a weekend in February and really enjoyed our stay. The location is excellent, quiet and peaceful, yet only about a 25-minute walk to the city centre or 15 minutes by bus. The bus stop is right outside with a constant flow of buses, which made getting around very easy. The self check-in process was simple and convenient, with clear instructions sent the day before. Our room was clean and comfortable, and the shower had great water pressure with plenty of hot water always a bonus! The price was very affordable for the quality and location. Overall, we had a lovely stay and would definitely stay here again.

We stayed at this guest house 25 june-20June 2023 because it was located at 10min walk from my conference venue. The room was spacious but basic. There was no kettle or other amneties. The location is really good since it is accessible by various busses.

My room was clean and had everything I needed for 1 night in Edinburgh, including tea and coffee. The location is not super central but not far from town either (15-20 mins drive). My self check-in went smoothly with no issues, although I only received instructions on the day and I ended up having to email and call beforehand to follow up. Would recommend to anyone who needs a place to stay near Edinburgh at a relatively good price.
