About B&B Edinburgh
Rothesay Terrace sits among the leafy, well-kept streets of Edinburgh's West End, a short distance from Haymarket and within easy reach of Edinburgh Zoo. B&B Edinburgh occupies this quiet corner of the city, offering a base that feels residential yet is close to the usual comings and goings of the capital.
The hotel has 27 rooms, generally described as cosy rather than spacious, and guests are looked after by staff on hand around the clock. Breakfast is cooked to order each morning, though it doesn't always hit the mark for everyone. There's a bar on site for a drink at the end of the day, a garden for some quiet air, and practical extras such as luggage storage, laundry service, and concierge help for planning days out. Pets are welcome, and free on-site parking makes arriving by car straightforward.
Beyond the front door, the West End offers shops, restaurants and pubs within walking distance, with entertainment and eateries nearby for evenings out. Edinburgh Zoo and Haymarket both lie close enough for an easy visit, making the hotel a convenient point from which to explore the wider city.
What guests say
This hotel was incredible from the architecture to the immediate front desk help. We had an early departure next day and she assured us breakfast could me made as takeout for us to bring in the Uber, and even hail a cab for are departure. All of this was done off the bat to ensure a relaxing stay. Our room was spacious and the bed was comfortable (as Americans the thick downcomforter is always a negative, but that’s standard here). We loved the fact the windows opened as much as they did, some of our places around the UK we stayed didn’t. Great location as well and overall a great stay. My one complaint is that the shower had no cold water option and was so hot it would make the devil cry. Maybe add an instruction paper near it. Other than that I would recommend this place to stay and we even did to friends coming in August.

We were originally in the basement with a view of rubbish bins but were moved up to room 1 with a spectacular view of Dean's Village. This place is a gem. Fantastic service and a beautiful place to stay in a location that makes it easy to walk to the castle (15 min walk), Dean's Village, dining, shops, etc. The library is stunning and we retired here to read every evening after dinner - this was a highlight of our entire Scotland trip! The breakfasts were delicious with a terrific variety.

I’m so happy that we chose this hotel for our stay in Edinburgh! It was one of the best accommodations I’ve ever stayed in. The room was very clean and comfortable, and the view was beautiful. The hotel was designed so elegantly and felt very sophisticated. Just perfect!

We managed to book a room last minute, though unfortunately at a relatively high price. A parking space was made available to us for an additional fee of £20 per night at the neighboring Bonham Hotel & Restaurant. The rooms themselves are best described as plain and dated, but there is a beautiful library on-site. Although the breakfast was cooked to order and served warm, the quality was nothing to write home about. If you are looking for an "okay-ish" hotel close to the city center, it’s a viable option.
