A Beautiful Experience Wonderful place to live. I had my visit with my wife for birthday celebration. It was amazing. Just ignore previous reviews from some people as the Services are amazing. It is Spacious, beautiful and fully equipped apartment. Amazing ambience and environment. Worth booking.

Very shoddy room. Maybe that’s only the case in the family suite room I was in (number 5, on the ground floor), but I genuinely do not understand how this is listed as a 4 star hotel with such high user reviews. If you can book early enough, it may be cheap enough and you can get better rooms. My plans changed a couple times and I had to rebook close to my reservation. Sloppy paint jobs, cracked or sloppy caulking, the kitchen sink faucet somehow wasn’t fastened down, unpainted spackling repairs. I dropped off luggage before check-in and they just have you set it in the hallway — no closed room, no claim tags. The bed and bathroom otherwise were comfortable clean, and well stocked. The location was pretty good and a short walk from the Hayward station for the Tram or ScotRail. Very quiet and safe feeling area. The room was very quiet. I did not hear street noise or noise from other guests. Note the desk is not staffed 24hrs and I did not notice that in their listing before getting back late around 22:00. This was not hidden in anyway — I just didn’t read closely enough. I had to leave a message at the number listed on the door (the VM message did not say the hotel name, so I had to hope I dialed correctly) They did get back in a just a few minutes and were very helpful getting sorted. If I come back to Edinburgh, I’d look at a chain hotel a little closer to the city center.

Positives: Great location, lovely quiet street but central. Approx 20 mins walk to Royal Mile. Easy self check in. Negatives: My room (16) was unbearably hot - I can't even begin to explain how uncomfortable it was and I'm someone who cranks my home heating up all year round. It was below 10C outside, I slept with the window open, no covers and it was absolutely stifling. I was unable to sleep due to this and left as soon as I could in the morning. There was no-one to contact at all so I just had to put up with it. The radiator was off but the carpet was hot to the touch! I've never known anything like it. Also, as I arrived back to the hotel there was a man in the lobby who had found several bed bugs in his room. I stripped my sheets back and didn't find anything in my room but it was off-putting. The building and decor is very dated and tatty, but generally clean - it is a similar price point to a Travelodge so that's acceptable. Sofa in room was very stained and broken blinds hanging off the window. Building materials were scattered over every floor so it looks like work is being done. Overall, I would not stay here again.

When I saw the reviews for this place after I booked it, I was very skeptical and was expected a very poor quality But the minute I checked in and walked into my room... wow! Such a nice spacious room for a Junior suite. 2 sofas, bed, TV, Kitchen, Bathroom. Heating worked. The windows stayed open, the fan worked well. I had a really good experience. Great location also, 8 min walk from Haymarket train station and tram station. Also, very close to Nam (very nice Vietnamese restaurant, see earlier reviews)
