After all the bad reviews online was not expecting much.Pleasantly surprised. Good location for Corn Exhange and easy to walk into town. Room was good, bonus fridge and iPlayer. Shower was fabulous. Good value and clean.

Ok area, bus stops nearby but the noise from the other rooms was awful, i couldnt sleep, i could hear everything. The window couldnt be closed properly/was old and the cold was coming around it, you could not stay next to it or you would freeze. Not to mention there were wasps coming through the ceiling, we slept in fear and killed more than 5

I booked this place after seeing the photos online, which looked great, but the reality was completely different. The room was extremely small (about 11 by 9 feet), and the bathroom was tiny – more like an airplane washroom. The ventilation wasn’t working properly, so the room felt uncomfortably hot, and to make things worse, there was no complimentary water provided. Overall, the space felt cramped, uncomfortable, and definitely not worth the money charged. Honestly, even if they offered me a stay for free, I wouldn’t go back. Please avoid this place if you’re looking for a comfortable stay in Edinburgh.

On the surface, this comes across as quaint, but I do not recommend staying here. There were many pill bugs and a roach found in our room during our 2 night stay. There's a rat trap on the floor in the corner of the bed. You cannot open the windows (screwed shut, I guess for security) and there's no fan. So no air circulation at all. We were blessed with warm weather, but had to strip the duvet from the cover to keep from combusting in the night. The floor was certainly not cleaned thoroughly before we checked in. Additionally, 2 men tried to enter the room when my friend (we're both female) and I were in there. There's no staff member on premises and the lack of security made us feel a little uncomfortable. The only thing I would give 1 star for is the Water of Leith very close by.
