I am very confused with this. We check in to Mansion at West Coats instead of Duthus Lodge. Same address. Same building. Same everything but the name. The offered parking was not real, or maybe was real but not available. The good thing was that we arrived for Christmas so there were no parking charges during those days in Edinburgh. The room was big for us. We never were able to watch TV because there was no connection. The towel heater was also disconnected in the bathroom. Beds were comfortable. Staff guy was very kind. Location is wonderful. Walking distance to Edinburgh's downtown.

It felt like we were walking into the cozy B&B from a Christmas movie! David was there to greet us and chat, had our room ready early even though I accidentally entered our arrival time as quite later. He was very friendly and helpful every time we saw him. The airport bus and bus 31, which goes to the Scot Monument and the old town, were just outside the hotel. Perfect! Room was warm and cozy. Shower was a tad tight but not a big deal for us. Best wifi of any hotel I stayed this year. 10/10 would stay again.

Really top class B&B. Don't be put off by the three-star rating, the room easily outdoes many 5 star hotels in Scotland: spacious, well-appointed and every aspect felt luxurious. YOU felt you could spread out and relax. My only complaint was that the room does feel cold; the owners know this and provide an additional heater but on sub-zero nights you may need to get an extra blanket and leave the bathroom door open (to allow the room warmth to heat the bathroom). I would gladly stay again and feel this beats other places I've stayed in Edinburgh. Good value. The location is great for getting to the city centre by bus with bus stops just a few metres away from the front gate.

Great location, ca. 2km from centre with a bus stop almost in front of Duthus. Walking to centre is easy and fast too. Excellent service, David (who runs the place with the help of others,of course) is extremely helpful and kind and prepares a good breakfast. The room was the perfect size with comfortable bed and pillows and also a small fridge which helps. Towels and toiletries are provided too. Make sure to take the Roseburn path near by - great walk through a forest that takes you to a retail park.
