A 22-room hotel on West Coates in Edinburgh, a short walk from Haymarket and Edinburgh Zoo, with free on-site parking.

About Cumberland Hotel

Free on-site parking is a rare find this close to central Edinburgh, and it's one of the practical draws of the Cumberland Hotel on West Coates. With 22 rooms, this is a modest, family-run-feeling base rather than a big corporate stopover, set within easy reach of Haymarket and Edinburgh Zoo.

Rooms are straightforward, and while staff are consistently described as friendly and helpful, some guests have found the rooms themselves showing their age, with maintenance and noise issues cropping up from time to time. Breakfast is served on site, and there's a restaurant and bar for evening meals and drinks, along with a garden for quieter moments. Free WiFi is available throughout.

The location works well for getting around, with good public transport links nearby and a scattering of pubs, restaurants and eateries within easy walking distance. Edinburgh Zoo is close enough for a straightforward outing, and Haymarket puts the wider city within easy reach for those keen to explore further afield.

We stayed in one of the deluxe rooms with a full bed and two twin beds, and it was surprisingly spacious with plenty of room for everyone. The hotel was quiet, making it a great place to relax after a busy day exploring. The location was excellent—about a 10-minute walk to the train station, with a bus stop conveniently located right outside the hotel. The room and bathroom were both clean, comfortable, and well-maintained. One thing to note is that there is no air conditioning, which seems fairly common in the area, but reception can provide a fan if needed. Overall, a comfortable stay in a great location with spacious accommodations and easy access to transportation. I’d happily stay here again.

This is an old property, possibly listed, so this will restrict what the owners are able to do with the hotel. Sadly and probably because of this there is no lift, the corridors are tight so those with disabilities may wish to consider carefully. However, the staff are very friendly, the rooms are clean, beds were super comfortable. Free WiFi was fast for my needs. We had the traditional breakfast; bacon, sausage, egg, hash brown, baked beans; were on a plate and then an open buffet for cereal, fruit, juices, tea/coffee and toast. It was very good. The outside of the building is impressive with a turret viewable from the road. It’s 10-15 minutes walk from Haymarket rail station or tram stop. There is a bus stop outside with several local routes plus the 100 Airport Bus. Recommend.

Overall Stay I stayed here for two nights and had a generally pleasant experience. Location The location was very convenient. Most of the main tourist attractions were within a 40–60 minute walk. I also found it easy to get around by public transport—I purchased a daily bus ticket for £6, which worked very well. Staff The staff were extremely friendly and helpful throughout my stay. They were responsive to feedback and always willing to assist. Room The room was generally clean, though there were a few minor areas that could be improved. The first night was a bit cold, but after I mentioned it, the issue was resolved and the second night was much more comfortable. The WiFi was also a bit weak in our room. Breakfast Breakfast included a buffet with items such as cereals, juices, and fruits. In addition, you need to pre-order your main dish from the menu (e.g., continental, traditional, vegetarian options), which was well-organised. Additional Services They kindly allowed us to store our luggage for a few hours after check-out, which was very convenient.

The staff are very helpful, the cleaning is good. They always leave coffee and tea with milk with a kettle in the room, in case you may need it. The bus stop is just in front of the hotel. The area is safe, and you are within walking distance of amenities. This hotel is 100% recommendable.
