Terrible experience from start to finish. Check in at 3pm, have to call them at 3:10pm to get the codes for the building and room. Get into the room, damage everywhere, room was tiny, bed creeked if you looked at it funny. We dropped our stuff off and went back out to explore Edinburgh. We got back around 9ish, then came the best part, the sheet wouldn't stay on the bed, so I tried to remake the bed, whilst doing it I discovered several urine stains all over the mattress protector. Decided to check a little further on this discovery and find the pillows to be completely yellow and blood in spots on the duvet cover..... then we discover the note on the wall that says if you leave the 'kitchen' (a microwave and fridge) messy, then they charge you £200 flat rate.... we decided it was better for our health and apparently our bank account to spend 4 hours driving home. So we left at 10pm and got in around 2:15am. I contacted the hotel and ask for a refund as I felt we were well within our rights given that they couldn't do the basics of providing clean, fresh bedding and that we didnt actually stay the night because of the blood and urine.... to which I was told as we didnt call them (at 10pm) and give them an opportunity to fix their apparent lack of ability to do the basics right in the hospitality sector, they would not refund us.... only giving 1 star as I can't give negatives....

The rooms we had were pretty worn down, once it might have been a really nice place. Biggest issues: bed linen was dirty and we had to change it ourselves, you could not get fresh air in as the windows did not open up properly and unfortunately it was not very good cleaned. For what we've got it was definitely too expensive. Plus, you can leave your luggage after check out at the reception.

Stayed here recently and, unfortunately, it didn’t feel worth the £100 price — more like £50 at best. The room décor is very outdated and in need of a refresh. Check-in experience was not pleasant and complicated, with three different codes given just to get in. The spare sofa bed wasn’t made up on arrival, which was disappointing. Cleanliness was also an issue — the bedsheets and pillows didn’t feel clean, and there was mould around the shower beading (see photos). The location is good, which is probably the only positive. One thing to be aware of is the £100 deposit taken about 10 days before arrival. After check-out, I had to chase twice to get it refunded, which wasn’t ideal and felt unnecessarily inconvenient. Overall, not a terrible stay, but definitely not value for money.

Checking in was very difficult, I have never stayed in a hotel where with all my luggage and a 2 year old child I have to check in by phone.... there was no one at the reception and check-in was done by phone after 10 calls to get the door codes. However, we managed to get into the apartment and everything was fine until we got to the bedding ... no comment... we open the wardrobe and see duvets with blood and urine stains on them... I'm sorry but children and adults are staying there too .... the coffee table was damaged , the bed pillows very uncomfortable and the sofa bed ... wow .... very very used and every spring felt like a knife stabbing into your body. The bed also had a very worn mattress and in the morning we woke up with body aches instead of rested.
