The room, 6 and below 2 was small but acceptable, but the private bathroom was in the hallway. Mei was fantastic, and the food was very good. The location couldn't have been better for public transport; it's within 80 mtrs in either direction. Parking is limited to three bays unless you get someone who parks in the entrance, and then it becomes one car bay. But heh, they were fine!

After looking at hostels for a trip with friends, I stumbled across this guest house which was far cheaper, more suitable for our group and the price included breakfast. Very communicative host, easy check in. Our triple room was wonderful and the beds were super cosy. The room and bathroom was incredibly clean and it was lovely and quiet (bar some noises of the neighbouring doors opening and closing). The breakfast is what you pay for, definitely cheap and cheerful you can expect cereal, toast, and some of the makings of a full English breakfast (but nothing exquisite), I must say the breakfast did us the finest to start off our day of sightseeing and the hostess was so lovely. In terms of location, we found it perfect. It is very close to bus stops that bring you central, but is also certainly walkable to main areas. There are many great cafes and restaurants not too far of a walk from the guest house. All in all I am absolutely thrilled to have found this place, it really exceeded our expectations and made our Edinburgh trip all the more enjoyable, thank you very much - will definitely be back!

Where do I start with this dreadful hotel? damaged, badly maintained seperate bathroom with snapped off tiles, residue from previous appliance,dirty grout, dirty mirror,damp on the ceiling and towels in bad, old condition. The towels are also very small and as this is a seperate bathroom, can be embarrassing for us to use and then cross the hall to our room. The towels are also not refreshed and the bathroom is not cleaned whilst we are out and about. -the hotel room looks like it hasn’t been maintained or decorated in fifteen years, this includes, Dinks in the door, gaps in the door, scrapes and scuffs on the wall, suspected damp on one side of the room, a cheap, inefficient mirror, no wardrobe or adequate storage, scuffed and damaged furniture making it seem cheap and careless, bed linen fitted inside out and threadbare, only one pillow per guest and no option to ask for more, a sheet only big enough the cover the mattress toooer which also lacks quality and finally, a lock that isn’t very user friendly. -the advertised included breakfast is abysmal and in a dirty dining room setting. The tables are small and even the place mats don’t match, the crockery is visibly used which raises questions about hygiene,glassware is much the same and breakfast is lukewarm at best and left us feeling a little unwell. The heaters the food is served in also looks in bad condition. The presentation of the breakfast is also unacceptable, the toaster looks like it was found in the bin and yet again so many scrapes and damages to the walls of the dining room. My main concerns here is that each room has a lock worth about £100 each and whilst it is appreciated that security is thought about, it’s ludicrous that nothing else has been shown care or thought. When returning to our room after being out for the day, it was evident no effort was made to clean the room. For the cost of £320 for two nights, this standard is appalling, and I am very unsatisfied with this cost, as I expect something significantly better. It is also worth noting that the hotel doesn’t have a valid food hygiene certificate or rating in line with the food standards agency.

I very much enjoyed staying here. Buses stop just out from with about a 15 min bus ride to downtown. The owner is friendly and welcoming. I very much enjoyed our morning chats. Place is quiet and in a safe area. There is no lift in this 200+ year old guest house. Has old charm with a new age twist.
