About Gleneagles Townhouse
Gleneagles Townhouse opened in 2022 in the former British Linen Bank building on St Andrew Square, bringing the Perthshire resort's name into the city. The conversion kept the grandest part of the original architecture — the banking hall, with its glass dome and gallery — and turned it into The Spence, an all-day restaurant that functions as the social heart of the building. It is a five-star hotel with a private members' club attached, though hotel guests get the run of most of it.
The 33 bedrooms are spread over the upper floors and vary considerably in shape, because the building did not start life as a hotel. Expect tall sash windows, panelled walls, brass fittings and bathrooms in dark marble; several rooms look directly onto the square or towards the Firth of Forth. The larger suites have separate sitting areas. Rooms are quiet given the central location, which matters more than it sounds on a square that busy.
Facilities lean towards wellness rather than sprawl. There is a gym, a sauna and steam room, and treatment rooms in the basement. Lamplighters, the rooftop bar, is the other reason people book: it is one of the better elevated views in the New Town, taking in Calton Hill and the Forth, and it does a serious cocktail list. Breakfast in The Spence is worth getting up for.
The location is about as central as Edinburgh gets. Princes Street is a minute away, the tram from the airport stops on the square itself, and Waverley station is a five-minute walk. It suits couples and design-minded travellers who want somewhere contemporary rather than tartan-and-antlers traditional, and anyone who wants a base for a weekend of eating and drinking without needing a taxi.

Took my partner here for her birthday for a couple of nights. The rooms are spacious but feel cosy. Bathroom also spacious which includes a freestanding bath and a big shower with lots of space. The pictures of food attached are all from breakfast as we ate out of the hotel for lunch and dinners, of our own choice as we had prebooked other restaurants. However, the breakfast was fantastic; a big list of options for food and to drink, whether it be hot or cold. Everything was cooked very well, credit to the chefs. The staff at reception, in the restaurant and dotted about are all very friendly and helpful, with whatever you ask. Location is fantastic, within only a couple minutes you can be at a tram stop, at Waverly train station, at a high-end restaurant, in a pub, in a luxury brand store or shopping on Princes street. Only takes a minute out the door for a view of Edinburgh Castle. Would love to go back again, always something new to experience.

My fiance and I stayed at the Gleneagles Townhouse the night before we got married at Edinburgh City Chambers. We wanted the night to feel extra special, and the hotel delivered above and beyond our expectations. From complimentary upgrades, champagne, and cake, to booking a taxi for us the next morning, providing a reserved parking spot nearby, and emailing us along the way to ask if we had any queries or requests. They even let us book a private dining room for a little photoshoot on the morning of our wedding, which was so appreciated to have a bit of privacy for our first look Special mention to the massage I received as well, one of the best I’ve ever gotten. The atmosphere, staff attitude towards you, architectural flair and decor, and grandiose feel, we only wish we could sleep there every night ! The bathroom was particularly jaw-dropping, the robe extra fluffy and sturdy, we simply felt like royalty. This is the fanciest hotel we’ve ever been in, and we would come again for certain to celebrate future anniversaries. We also did get afternoon tea there for our engagement celebrations back in September and it was the best afternoon tea ever. So genuinely this is the best hotel in Edinburgh, period.

Amazing experience. We’re feeling refreshed after a good night’s sleep, and felt very welcome and well-looked after by the staff members here. Very consistent with the service at the other Gleneagles hotel as well, which is nice. Can’t wait to be back already!

I cannot imagine staying anywhere else in Edinburgh. Gleneagles Townhouse is absolutely stunning—so beautiful, grand, and full of character. The accommodations were amazing, and the food was absolutely delightful. But what truly sets this place apart is the team. The staff are incredibly warm and helpful in every possible way. I genuinely cannot say enough about how much they went above and beyond to make our stay so perfect. From the moment we arrived, we felt completely looked after. If you are visiting Edinburgh, do yourself a favor and stay here. We will definitely be back!
