About hub by Premier Inn Edinburgh City Centre Rose Street
hub by Premier Inn Edinburgh City Centre Rose Street suits anyone prioritising location and value over roaming space, whether that's a weekend break, a solo city trip or a stopover before exploring further afield. Set just off Princes Street, it puts the castle, shops and Old Town within easy reach, with the wider entertainment, pubs and restaurants of the city centre right on the doorstep.
The 145 rooms are on the smaller side, but come with en-suite bathrooms, air conditioning and in-room drinks, and the compact layout suits guests who mainly want a comfortable base rather than a place to spread out. Breakfast is served on site, and there's a restaurant and bar for evening food and drinks without needing to venture out. Practical touches include a lift, accessible rooms, and 24-hour reception for late arrivals or early starts.
Staff are consistently described as helpful, and the rooms and breakfast are kept to a good standard, which matters given how central the hotel is. There's no on-site parking, though chargeable parking can be found nearby, so it suits those arriving on foot, by train or without a car more than drivers.
What guests say
High-tech self-check-in/out. Staff work both the pub and the check in counter, so don’t expect anyone to be there unless you buzz. The location of the hotel is excellent for tourists, very close to lots of attractions, pubs and restaurants. The hotel itself is clean and well designed. Some of the finishes are a bit sad (particularly the carpet is quite stained and some walls could use some new paint) but the linens are clean and the bed is comfortable. The shower was lovely with both a hand held and rain shower, however the door to get in and out was only about 40cm wide. The climate controls did not work, and though there was an AC unit in the room, it was inoperable. The room I stayed in had a nice view of Rose St, but the windows are inoperable. Would not want to stay here during a heat wave. The hotel is quiet and comfortable and the front desk offers free luggage storage if needed. The few staff I interacted with were lovely and helpful.

I am currently staying here, and unfortunately, I can confidently say I will never stay here again. The room was dirty upon arrival, and the overall level of service has been extremely disappointing. Staff have been dismissive, with a general “sort it out yourself” attitude that is completely unacceptable for a hotel charging these prices. I requested for my room to be cleaned, only to return later and find that it had not been cleaned at all. When I went to the front desk to ask why, I was simply told that it had “slipped through the cracks.” That is not an acceptable explanation, especially when I had specifically requested the service. The shower also has extremely low water pressure, and the cleanliness of the rooms clearly needs serious attention. The hotel appears to be lacking basic attentiveness to its guests and the standard of service you would reasonably expect. The only redeeming factor is the location. However, you could stay at virtually any other hotel in the area and receive a much better level of service and care. For the amount of money I have paid to stay here, the experience has been absolutely appalling. I would not recommend this hotel and certainly will not be returning.

First of all this is a fantastic position to be in Edinburgh, and it's reasonably good value, for the city centre. It just made me long for the past where you got a mini-bar fridge, you could open the window, and things were a bit simpler. The bed is too clever for its own good. As you're sleeping, and you roll over it suddenly lights up. Presumably in response to your movement? It was extremely annoying. I was staying here on my own, but if you're staying here with someone else there is very little in the way of privacy between the bedroom and the bathroom. Personally I wouldn't stay here again. It's just not my kind of place. But I can see it has benefits.

Terrible customer service. Paid for early check in just to wait around 20 minutes to have rude front desk staff tell us the room wouldn’t be ready for another hour, and then not understand the issue. Impossible to get in contact with front desk if you need anything during your stay or to give feedback after. Been trying to get in contact with the hotel for over two months to give this feedback and have never heard back! Breakfast is mediocre, not well monitored, and not worth even the small fee for it. The only saving grace is the location, but there are lots of places around. Save your money and stay somewhere else! edit: to be clear, i’ve reached out via all avenues at least a half dozen times and have never gotten a response! I’ve reached out again now and await a response. Thanks!
