About Ten Hill Place Hotel

Ten Hill Place is owned by the Royal College of Surgeons of Edinburgh and operated by its trading arm, Surgeons Quarter, with profits going back to the College's surgical education and research work. That is an unusual arrangement for a city hotel and it gives the place a slightly different feel: professional, efficient, and without the marketing gloss you get elsewhere. It opened in 2006 and has been extended since.

There are 129 bedrooms across several categories, from compact standard doubles up to executive rooms and a handful of suites on the upper floors with views towards Salisbury Crags and Arthur's Seat. Rooms are plainly but well done — good beds, decent soundproofing, air conditioning, Nespresso machines in the higher grades — and are kept in noticeably better condition than the price would suggest. Accessible rooms are available on the ground floors.

Downstairs there is a bar and dining area serving breakfast, dinner and drinks through the day, with an emphasis on Scottish suppliers, plus a small gym. The hotel sits on Hill Square, a quiet Georgian square set back from the traffic of Nicolson Street, so despite being firmly in the city centre it is genuinely peaceful at night. Parking is limited to nearby public car parks.

Walking times are the main selling point: about ten minutes to the Royal Mile and Edinburgh Castle, five to the Festival Theatre and the University, and fifteen down to Holyrood. It is a sensible choice for a couple or a family who want a central, reliable four-star base without paying New Town rates, and it fills up fast during the Festival and the rugby.

The hotel was very comfortable and I really enjoyed my stay. The room was clean, modern, and everything was excellent. The only downside was that the room overlooked other buildings instead of having a nicer view. Other than that, it was perfect! I was also satisfied with the breakfast overall. However, when items such as bread and jam ran out, they were not replenished promptly, so I wasn’t able to eat some of the food I wanted. Also, there wasn’t a machine or toaster to warm the croissants, so they had to be eaten cold. And The alarm went off unexpectedly twice during my stay. The first time, it was only for a short moment, and I’m not sure what caused it because it happened shortly after I had checked into the room. The second time, it went off for quite a while, and I think it may have been triggered by steam from the bathroom. Other than that, everything was fine.

I highly recommend Ten Hill Place Hotel for your stay at Edinburgh. The staff is friendly and helpful. The rooms are modern and comfortable. The hotel is walking distance to lots of great restaurants. The hotel is even energy conscious and has motion sensing lighting in the hallways (creepy at first glance). I was also able to buy an adapter for plugs at the front desk, the staff recommended restaurants, and called me a taxi for the airport. Great place, great people! 😁

Lovely and spacious room and bathroom. Has all the necessities and even some good-to-haves like direct USB A charging ports, hair conditioner, and snacks. Enjoyed our stay here for 2 nights. But expect the usual European hotel standard of not providing room slipper & toothbrush/toothpaste. Breakfast is £25pp.

One of the best hotels I’ve stayed at! The check-in process was quick and smooth, and the service was outstanding from start to finish. The staff were incredibly kind, welcoming, and always happy to help. What really stood out was their respect for Muslim guests—they provided us with a prayer timetable, informed us about halal food options, and made us feel very comfortable throughout our stay. The hotel also offers convenient parking and is in an excellent location, close to the city centre and many major attractions. Highly recommended, and I would definitely stay here again!
