It occupies 42 Frederick Street in the heart of the city, with Edinburgh Zoo among the local points of interest and Edinburgh Waverley station not far away, making it a practical choice for those arriving by train or keen to explore on foot.
There are 44 rooms, kept clean and quiet, though some are on the smaller side, so it suits travellers who don't need much space and would rather spend their time out in the city. Breakfast is served at a nearby restaurant rather than on-site, alongside a bar and restaurant facilities, free WiFi, luggage storage and laundry service. Meeting rooms are also available for those combining business with a stay in the city.

What guests say
We had the most spacious room for our party of 4 with a little mezzanine and sofa upstairs. It was very comfortable. Tv upstaris didn't seem to be working and the beds were very hard but it was a very comfortable and pleasant stay. I would go back.

The staff here were excellent. Robert at reception kindly changed my room upon request and the night porter was also great, I heard him ask a room to turn their tv down as it was blurring at midnight. Location is excellent and the breakfast was superb. Thanks for the stay. Many thanks, Craig

The location is excellent, close to the Old Town and Dean Village. However, the rooms feel a bit outdated, and the bed was quite small for two people—even though we’re not very tall (around 160–170 cm). The bathroom could also use some renovation. If you’re visiting from Europe, you’ll need to bring a plug adapter, or one can be provided by reception if needed. It is also good that they provided a baby cot for our 10 months old.

I stayed at Frederick House Hotel and had a really comfortable and easy stay right in the heart of the city. The location was honestly one of the best parts—just off Princes Street, so everything felt within walking distance. I could easily get to Edinburgh Castle, the Royal Mile, shops, and great restaurants without needing transport, which made exploring the city so convenient. My room was cozy, clean, and had a nice traditional charm that suited Edinburgh perfectly. The bed was comfortable, and it was surprisingly quiet, which made it easy to rest well after full days out. What I really appreciated was how smooth everything felt. Check-in was quick, the staff were friendly and helpful, and the overall atmosphere felt relaxed and welcoming from start to finish. Overall, it felt like a great mix of prime location, comfort, and good value, and I’d definitely stay here again when visiting Edinburgh.
