Possibly the worst hotel I've ever stayed in. Its just constructed like a shanty town, with amateur DIY all over the place. Rooms, walls, floors are a disgrace. Back of the toilet held together with cling film. Most broken fixtures and fittings are covered in parcel tape. The rooms are partitioned with thin fake walls. In my room, 1/3 had been walled off to create a bathroom. So when people were using the facilities, a chainsaw like extractor fan was 2 meters from my pillow. All noises and smells were unavoidable. An amorous couple 4 rooms down were unavoidably audible and they weren't even particularly noisy, although credit to the gentleman for his efforts. Bathroom soaps etc were basic ALDI products, I write that as it doesn't suit a place charging well over £100 a night, without a bathroom, or new sheets etc. Luckily, breakfast was the grand finale. Its not just the pathetic serving, its the standards. I asked for a poached egg, which they seemed to have started poaching weeks ago, couldn't even swallow it. Cheap fake sausage, discount beans and presented like it was thrown across a kitchen. Three stars apparently. Three stars??? For what???? There's neither the facilties nor the standards. Its clearly delusional self awarding. Never ever EVER again. I envy the homeless and the boat visitors

First of all I want to say that the service was perfect and the staff really tries to make the stay as comfortable as possible. However the hotel is in a decaying condition and would really need a renovation. It is not so bad that I wouldn't book it again but if you are picky then you might get disappointed. There is a parking lot in front of the hotel. There is also a bus stop and the busses drive regularly.

Well located, close to the centre and the airport. Free parking. Close to other attractions such as zoo. Bus stop right in front, everything is very good. The staff, without words to describe their cordiality and sympathy. Mr. James is super helpful. Team scores 1000. If I return to Edinburgh, I will definitely stay there again.

Our experience at this accommodation was extremely disappointing and stressful from start to finish. Upon arrival, the room was visibly not properly cleaned. We found crumbs, dirt, and what appeared to be dried blood stains on the bed linen. The bathroom was also not very clean. We immediately reported this and asked for the room to be cleaned. Although they claimed the room had been cleaned afterwards, when we returned we discovered the bed linen was still dirty, only now with different stains and spots. This made it very difficult to trust the hygiene standards of the accommodation. Another issue was that the property advertised having a jacuzzi, which was one of the reasons we booked it, but there was no jacuzzi at all. This was misleading and not as described. The staff initially tried to offer us £10 in cash as compensation, which we declined given the seriousness and ongoing nature of the issues. They then refunded half of the room cost and promised that everything would be properly cleaned the following day. However, after returning from our day trip, we found the room had not been touched at all despite those promises. When we raised the issue again, there was little urgency to resolve it. Eventually the room was cleaned while we watched to make sure the bedding was actually replaced with clean sheets. At that point we no longer felt comfortable staying there and decided to cancel the remainder of our reservation. Mistakes can happen in any hotel, but the repeated hygiene issues, misleading advertisement, and lack of proper follow through made this a very poor experience overall.
