About KingswayPark Hotel at Park Avenue
Sussex Gardens sits within easy walking distance of Paddington Station and Hyde Park, making this stretch of west London a practical base for getting around the city. KingswayPark Hotel at Park Avenue occupies a spot on this street, with 19 rooms and the kind of straightforward setup suited to short stays or overnight breaks before onward travel.
Rooms are compact and some show their age, though the hotel makes up ground with a well-regarded full English breakfast and a team of staff often described as friendly and helpful. There's a restaurant and bar on site, along with free WiFi, luggage storage, meeting rooms and concierge services. Guests arriving by car can book on-site parking in advance, as a reservation is required and it comes at an extra cost.
Beyond the hotel, the surrounding area offers plenty of nearby pubs, bars and restaurants, along with entertainment options within easy reach. With Paddington Station and Hyde Park both close by, it works well as a starting point for exploring the rest of London on foot or by public transport.

What guests say
Booked every hotel in Paddington but this one had the best staff, the best welcome (they gave me a beer and some cashews on the house) and the most knowledgeable staff who are from London and have the recommendations that can make your trip! Loved the Monkey Puzzle pub and the Bear was great, recommended by my namesake Kevin who checked me in was excellent and so helpful. Hotel did its job, was a great stay overall and the Full English Breakfast was so good in the morning.

The hotel does not have a lift and it has no air conditioning. The extremely (even by London standards) cramped room got really hot on a warm summer day. The property is very worn down, the wifi works so-so (Impossible to do any actual work on), and I would never recommend this for more than a night (and I can't imagine sharing this tiny little room with someone, there was no place to even open a suitcase). The carpet in the room has probably not been cleaned for years but atleast the bed and bathroom felt fresh and clean. The positive sides are the very friendly and accommodating staff who really tried to make the best they could with a property which was probably at its prime some 30 or 40 years ago. The location is also great with Hyde Park and Oxford street within walking distance.

The staff, especially Kevin (who I believe is the manager) is really friendly!! We were welcomed with free drinks, a big smile and a nice little chat. He seemed to be genuinely interested and overall just a really great guy. It made our stay already start off well. The hotel room itself was mostly clean, you get free soap and shampoo in your room as well as free coffee and tea. However, you have to come prepared. Some rooms are really high up, with steep and narrow stairs, no lift available. The breakfast was okay. The sauna was a nice add on, you’ll have to ask for it though and let them know in advance you want to use it as they have to turn it on. For the price you get a really pleasant stay, at a really good location. I’d come again!

Excellent front desk staff. Location is fabulous - close to Paddington station and dozens of restaurants. Rooms are small but clean and everything you need is here
