Little Birch Cottage sits on the ground and first floors of a traditional cottage in North Norfolk countryside near Fakenham. You walk into a living room warmed by a woodburner, with a smart TV and books to hand. The kitchen connects to a breakfast room where exposed brickwork and a serving hatch add character; it's fitted for everyday cooking with an electric oven, induction hob, dishwasher and coffee machine. A barn-style door leads back to the sitting area, keeping the layout open and flexible.

Upstairs are two bedrooms: a double and a twin with a feature fireplace. The bathroom has a bath with shower and heated towel rail. The cottage is not large, but it covers what families and couples need—electricity, heating, bed linen and towels included, plus wi-fi. There is one bathroom. Note that the master bedroom has a low door frame and reduced ceiling height, and the garden has two steps.

An enclosed garden with seating area and gas barbecue opens off the ground floor. One dog stays free, and a welcome pack plus dog extras are provided. Two cars can park on site. Smoking and vaping are not permitted. The village is peaceful; James & Milton Drilling Limited is nearby if you're working in the area.

We stayed at this lovely spotless cottage 2 weeks ago and it had everything we needed. A great location for visiting all the Norfolk coast lines. A lovely enclosed rear garden for our dog to play and ample garden furniture to sit and enjoy a glass of wine. The hosts Jayne and Carl are a lovely friendly couple. Can't wait for our next visit.
