Everything at Partridge Cottage is on one level. You arrive through an enclosed garden to a single-storey detached bungalow where the front door opens directly into living space. The layout centres on an open-plan kitchen and dining area with electric oven, gas hob, dishwasher and American-style fridge, flowing into a sitting room with a 48-inch television. Three bedrooms are distributed along the same floor: a kingsize with its own ensuite shower, a double, and a twin with zip-and-link beds that can be pushed together. The main bathroom has both bath and separate shower cubicle. Heating, electricity, bed linen, towels and Wi-Fi are included; there is a travel cot and highchair if needed.

Outside, the enclosed garden contains a private hot tub for four, a barbecue and parking for three cars. The property suits families, friends gathering together or couples wanting extra space, and is close to Kirklevington Primary School. Smoking is not permitted. One dog is welcome to stay.

Avoid! Avoid! Avoid! We paid over £1000 for a weeks stay, arrived to check in at Partridge Cottage with two fully loaded cars of luggage for a weeks stay, myself, wife, and my son, his wife and eight year old grand daughter after a hundred mile drive to find the entrance gates locked and no answer when we tried the intercom. We tried several times to contact the owner beforehand during the day before arriving, to get the key code and arrival details but alas no answer. Then I decided to ring the intercom at Partridge house immediately next door and a man eventually answered. I politely explained we were all stood outside in the cold, had paid for the holiday, had been sent a confirmation e-mail, the money had been taken out of our account four weeks before. the man very rudely said, he was not aware of any booking. didn't know anything about it and don't ring the intercom again. We contacted the holiday booking company who were very helpful, they tried to contact the owner themselves to see what was going on without success. We have been promised a full refund by the booking company, they were extremely helpful and could not understand it as they have it on record that the owners had accepted our booking however, this didn't help us as we had nowhere to stay on a bank holiday with an eight year old girl looking forward to her holiday in tears. but fortunately we managed to get into a hotel for the night a few miles away. Absolutely disgraceful. Book at your peril.

We stayed at Partridge Cottage in September 2025 for a birthday celebration. The location was convenient as our family live nearby in Yarm; unfortunately, the stay itself was extremely disappointing. Communication from the hosts, Tom and Julie, was very poor. On arrival we were greeted via the intercom by individuals who appeared intoxicated and were using inappropriate language. The property had numerous issues: seven windows were either broken or would not close, there was mouldy pizza left in the oven, leftovers in the fridge, pillows shedding fibres, stained towels, and a bathroom extractor fan that ran constantly and could not be turned off. Due to the hosts’ aggressive manner, we did not raise these issues during the stay and instead chose to leave the property in immaculate condition and report our concerns after checkout. We also notified Airbnb. Despite this, we were later accused of causing pre-existing damage, primarily to a coffee table, which we did not damage. After a prolonged dispute, Airbnb reviewed the evidence and ruled in our favour, with no charges applied. Overall, this was a very stressful experience, largely due to the condition of the property and the conduct of the hosts. Future guests should exercise caution.

We stayed at Partridge Cottage in September. It was really nice to chat with Tom and we were delighted at the high quality and standards of the cottage. The decor, fittings and furniture were a very high standard, the house was super clean. The location is quiet, safe, not overlooked and access was easy, overall a brilliant week, despite the weather and we felt at home, hope to return a5 some point. Can’t recommend it enough ! Thank you

Wow, wow, wow!! Amazing! We booked Partridge Cottage for 4 weeks (but ended up staying 6 weeks) due to a house fire within our own local property. We walked into the cottage with our 2 children and we were honestly blown away! The place was truly stunning and furnished absolutely beautifully!! All of the beds were so big and super comfy, the kitchen was gorgeous with all modern appliances and the front room was so homely and comfortable! We also had the choice of x3 toilets!..which is always a plus for a family of 4!! We had many a fabulous evening in the hot tub and the kids had a great time in the large play area! Our host Tom was fantastic, he went above and beyond to help in anyway to make us feel at home! As we had a lengthly stay we had the pleasure to get to know not only Tom but also his wonderful family, who were so kind to us, again they could not do enough to help in anyway. When our house was ready to return to, we genuinely felt sad to be leaving Partridge cottage and had a heavy heart saying goodbye to Tom, Julie, Graeme and Josh...thank you so much for not only allowing us to stay in your absolutely stunning cottage but huge thanks also for making us feel so welcome, we cannot thank you enough. I have left this review as I wanted to give an honest account of our stay (see pics)...WE GENUINELY CANNOT RECOMMEND PARTRIDGE COTTAGE ENOUGH, anyone who stays will not be disappointed!
