Step into one of the 13 rooms at Kempfield House and you'll find a clean, modern space with an en-suite bathroom, and in some rooms a jacuzzi tub along with small extra touches like chocolates and a mini-fridge stocked with drinks. It's adults-only accommodation, which keeps things quiet, and every room is designed with comfort rather than fuss in mind.

Downstairs there's a restaurant and bar on site, along with breakfast each morning, free WiFi throughout, luggage storage and a 24 hour reception for whenever you arrive. The staff have a reputation for being helpful, and the whole place is generally considered good value for the standard of rooms on offer. It's worth noting that a small number of guests have experienced last-minute booking cancellations, so it's sensible to confirm arrangements ahead of your stay.

Set on Madeira Place in Brighton, the guest house is within easy reach of the seafront and the town centre, with pubs, restaurants and other eateries nearby. Cycling and walking routes are close by too, and there's entertainment on hand for evenings out, making it a practical base for exploring the city and the coast.

Absolutely love this place - it's got a really lovely vibe to it. The large room was clean with a comfy Queen bed and nice, clean white bedding and towels, and the private bathroom was clean and a good size. Tea, coffee, hot chocolate, milk, biscuits, a mini-fridge, a mini ironing board, a large fan, and freeview on the massive telly were all provided - WiFi is available too. It's in a great location in Kemptown within walking distance of everywhere, 2 minutes to the pier, beach and pavilion, and 5 minutes to the lanes. The owners are really lovely and very welcoming, as are all the beautiful bar staff in the attached pub where you check-in, the Saint James Tavern, including Coconut the parrot and Cookie the doggo, both equally adorable, and they're all further complimented by a lovely bunch of super-friendly punters. Really, really delicious Pizza and other tasty pub-grub style offerings available in the bar, all cooked-up fresh by Max the smiley-happy chef - love the calamari rings - didn't get to try the fish 'n' chips but apparently they're amazing! I would 100% recommend this place without hesitation, especially for solo travellers as they'll all make you feel very welcome indeed - I'll be back !

While the rooms could benefit with some refurbs here and there, we overall had a lovely experience here and definitely would consider the value for money to be amazing! The room was lovely, a great location, very fairly priced & seeing the parrot next door were major plusses for us :D the staff were also exceptionally friendly upon arrival. We were worried about parking, however we did manage to find some on the same street midday on a busy Saturday and having the parking permit only at a £10 additional cost was wonderful considering the regular Brighton parking rates! My partner noted some loud pub activity overheard before midnight but I didn't hear too much. Would definitely stay here on our next trip to Brighton :D

The single room is the worst hotel room I've ever had (though it's hard even to call it a hotel; it's a few rooms near a pub that acts as the reception). A shoebox-sized room, a noisy fridge that also makes strong light at night (it's transparent), so I had to unplug it, and a bed that wasn't very comfortable. Everything is small, cramped, and feels poor (though I paid a lot for it). Worst experience ever. Stay away!

The staff are in the pub next door. They're lovely, but they're busy with the pub. So there's no-one in the hotel, and the phone doesn't work to contact anyone. The WiFi is very weak! It looks like they're refurbishing, but neglecting the basics. So untidy everywhere. We had cut bedsheets (like someone had sliced them with a knife). A four poster bed, no drapes, but all the hooks clearly visible. Some nice amenities at the coffee station. A small fridge. Tiny ironing board. Jacuzzi room, means bubble bath, with shower attachment, but if you want a shower you have to hold it as there's nowhere to hook the head up, despite the old hook still being there on a different wall. Might be worth another go in a year when refurb & teething issues are resolved.
