About Kipps Brighton

The Royal Pavilion and Brighton Pier are both within easy reach of Kipps Brighton, making Grand Parade a handy base for exploring the seafront, the Lanes, and the city's pubs, restaurants and entertainment venues. Walkers and cyclists will find plenty of routes nearby too, while fishing and golf are options a short trip away for those who fancy a change of pace from the city buzz.

Kipps Brighton itself is a modest, no-frills setup spread across 34 rooms, with a mix of dorm-style and private rooms, some suited to families. En-suite bathrooms and in-room drinks are provided, and there's free WiFi throughout along with 24 hour reception for late arrivals or early starts. A shared kitchen and lounge give guests somewhere to cook and mix with others, and there's a bar on site for an evening drink without having to head out.

It's a straightforward, budget-minded option rather than a polished hotel stay, and there's no parking available, so it suits those arriving on foot, by bike or by public transport. For anyone wanting a central Brighton address with easy access to the pier and pavilion, it does the basics well.

Location is great and close to lots of attractions, etc. Easy self check-in (there is no reception). Perfectly good enough if you're just looking for somewhere to sleep. Walls/floors are a bit thin as you can hear those above/next to you but it's only a problem if you have noisy neighbours 😅 Relatively clean and had all the basics, the room had already been provided with enough tea/coffee/toilet roll for our stay so didn't need to request more, nice if you're looking for a more independent place to stay and want to be left alone.

Location was great. Convenient for the station and the beach. No lift, so had to take lots of stairs. We were on the top floor and it was so so hot, notably warmer in the room than the hall. We had to prop the door and open, open the window and blast the fan to get it down to just warm in the room. Beds were comfy. WiFi was good. Bathroom on the top floor was VERY cramped. Had to basically climb in because the toilet blocks the door. Great for a night, maybe 2. Not a long stay.

-Location is good, right in the centre. -Note the £50 deposit (which I still haven’t got back a week after my stay but apparently is on the way) -Plug socket in room broken and window was stuck open (they sent someone to fix this quickly so the room wasn’t loud + cold which was good) -Auto light on my floor wasn’t working, thankfully could use my phone -None of the linked emails / phone lines in the booking confirmation worked, all contact is via email -If you’re not fussy for one night I’ve stayed in worse places, but I’ve stayed in lots of places

had a really pleasant stay at Kipps Brighton. The contactless check-in process was easy and convenient, The room was clean and comfortable, with fresh linens and coffee and tea station, everything well prepared for a good night’s rest. The location is amazing. Being right in the centre and just steps away from the Royal Pavilion, as well as within walking distance to the beach, the pier, and all the main attractions, made exploring Brighton incredibly easy
