About Preston Park Hotel
Preston Park is on the doorstep, giving easy access to open green space for a stroll before heading into central Brighton, where pubs, restaurants and entertainment venues are within reach for an evening out. Preston Park Hotel puts guests close to all of it, on Preston Road, with free on-site parking that spares the usual hassle of finding a space in the city.
The hotel has 33 rooms, each with an en-suite bathroom, and guests can expect clean rooms and comfortable beds, though some rooms have been found tired in places and not all have air conditioning. Breakfast is a highlight, with a varied English spread served each morning, and there's a restaurant and bar on site for other meals and drinks. Staff are consistently described as friendly and helpful.
Beyond the rooms, facilities run to a gym, spa and sauna, an indoor swimming pool, a garden, and meeting rooms for business visitors, plus laundry service and luggage storage for those passing through. An electric vehicle charge point and airport transfers add practical extras. It also operates as a wedding venue for those planning a celebration in Brighton.
What guests say
Staff were polite, helpful and informative. More expensive rooms are being upgraded. Plenty of parking. But little bits are missed: Bedside tables hadn't been wiped. Holes in wall from previous loo roll holder not covered up. The room was cold upon arrival (though heating was on, and temperature was fine throughout the night). I don't think the windows were sealed properly (outside noise sounded like the window was open). The bathroom fan was loud (like a washing machine). I would go back as I think they're on the right path. Excellent price. Breakfast was good and generally everywhere seems clean and tidy.

I stayed at this hotel for two nights and unfortunately my experience was disappointing. The biggest issue was the noise. There was loud activity from the café/bar downstairs until late at night, making it difficult to relax and sleep. On top of that, around 4:00 AM bottles were being emptied and smashed into bins, creating a lot of noise and waking guests up. Another major problem was the lack of air conditioning or even basic fans in the rooms. During my stay, the outside temperature was around 24°C, but the room felt closer to 28°C, making it very uncomfortable to sleep. The breakfast was also below expectations. The food was cold, lacked quality, and was not enjoyable. Overall, I would not stay here again unless significant improvements are made regarding noise control, room ventilation, and breakfast quality.

Very lovely front desk reception staff and also kind kitchen staff. Parking also available so we felt we are at home. Breakfast was nice and felt like done at my home. Hotel Management, you have a good staff, they are very helpful. Warm regards Shoba

My baby was almost tipped over in his buggy because multiple cars were allowed to park in a way that completely blocked the pavement the other night. I live very close by and regularly see guests parking inconsiderately in this manner. This is a serious safety issue for parents with buggies, wheelchair users and anyone with mobility difficulties. Please ensure your guests park responsibly!!
