I stayed here for a union conference I attended and it was really lovely. I put 4 stars for service just cos there's no breakfast provided but the room did have tea, coffee, biscuits and fresh fruit, which was a nice surprise. Even most hotels don't have fruit in the rooms. It's in a nice location close to everything and the facilities are clean and comfy. I would definitely stay here again. Edit for 2026: I stayed here again for my union's conference and it was once again very pleasant. Sandpiper guesthouse is like my safe space in Brighton. Attentive hosts, very well located and surprisingly quiet for the centre of the city. Hopefully I will stay again in the future 🙏

What I was allocated was a filthy room with stale fruit offered. The wall corners had mottled paintings and dirt existed everywhere. I actually had no idea what was going on when entering the room; it just gave me a direct shot for my first day in Brighton. I would rather go to a hotle rather than booking this room, having innocently thought it would be a better private place, which was totally wrong. The host gave some nice guidance for the neighnorhood around for the frisy day of arrival but once again another female offered me very bad service the other day which made you feel like falling into a fraud bloc.

Lovely experience, hosts were incredibly kind and the environment felt very safe and homely, for sure beats going to some bland hotel room. The location is also great and not too open which means less noise during the night but it is also easy to find your way around the area. I had a great time and I highly recommend it and I know where I'll be staying the next time I am in Brighton.

Cheap, Incredible location due to the proximity to the beach and the mall, the rooms are cozy and the toilets are clean, breakfast is included. Overall great service and a great Host. I enjoyed every second staying. 10/10 would recommend.
