Marine Parade runs along Brighton's seafront, and The Lanes Hotel sits among its row of grand facades looking straight out over the water. It's a short walk to the beach and on to the Royal Pavilion, with the city's shops, pubs and restaurants all close by.

Rooms are generally spacious and well kept, with en-suite bathrooms, drinks provided, and many looking directly out to sea. Family rooms are available, and facilities extend to a lift, room service and concierge support, though a few rooms could do with a bit more upkeep. Breakfast is served with both hot and cold choices, and there's a restaurant and bar on site along with outdoor seating for taking in the view.

Staff are known for being helpful, and the location makes it easy to head out walking or cycling along the coast, try watersports, or find a nearby pub or golf course. Luggage storage and meeting rooms are also available, making it a practical base for exploring Brighton whatever the reason for the visit.

Lanes hotel stay Hotel room was lovely the bath was very big so nice to relax in. And a big size tv to watch in bed. Bed very comfy. View from balcony was fantastic could do with some cushions for the balcony seats as they a bit firm. More than four milks need to be put in rooms for guests so you don’t have to keep asking for more. And breakfast was very nice but wasn’t made clear that it was separate i think it should be in the price you pay for the rooms. Also i think guests should be able to keep the key on them rather then having to keep having to go reception for it throughout the day . And if possible some zero percent alcohol for people that can’t drink. Staff very friendly and accommodating. Only thing is long walk to the town but is a bus stop opposite no 12 bus to take you to town or station and only 5 min walk to pier. Overall a nice stay and nice hotel.

Do not go, definitely not recommended. The view is nice, but facilities are incredibly ran down. Lift out of service and, having a room on the top floor, this was rather inconvenient. Judging from reading previous reviews complaining about the same issue, this must have been the case for at least 2-3 weeks. Bathrooms seemed those of cruise ships - mini, extremely basic, non-existing water pressure in the shower or sink. No shampoo nor conditioner which, in the XXI century and for a hotel, is unbelievable. No A/C in the room (which gets really hot). Incredibly dirty bed cover. Ladybugs all over the room. Window frames are bent and don’t close fully, so they don’t isolate from all the noises of the busy high speed street and music bars in front of the hotel - impossible to sleep. The beds are tiny, not even 1.8 meters in length. The WiFi doesn’t reach the rooms at the higher floors. Staff at reception rather impolite and inept when raising concerns about the cleanliness and bugs. Unbelievably bad for the price it commands, worst hotel I’ve stayed in in a very long time.

Me and my friend just stayed the night here, i've never been to Brighton before and this stay has made me wanna come back. All staff went above and beyond and were the sweetest souls. The room was so clean with a amazing sea view. I highly reccomend this place for your stay in Brighton!!

A perfectly fine stay overall. The staff were friendly and welcoming, and they were helpful when it came to sorting out parking. The rooms are a bit dated, but for the price, they’re acceptable. Unfortunately, the lift wasn’t working—something that seems to have been mentioned in reviews from nearly a year ago, which is a bit concerning. It didn’t affect us, but it could definitely be an issue for others.
