Little Impetts stands in a quiet lane in east Kent countryside, within walking distance of All Saints Church and the open fields beyond. The village sits on the Saxon Shore Way, with the River Stour nearby and direct access to country walks from the property itself. The coast is within reach—Minnis Bay, Botany Bay, Broadstairs and Ramsgate are all accessible for a day trip.

This 17th-century thatched cottage was originally two properties, later combined into one semi-detached holiday home. The ground floor is open-plan, with a living area, dining space and kitchen equipped for self-catering. Upstairs there are two bedrooms: one with two single beds and one with a double plus a Z-bed, sleeping five in total. A bathroom with both bath and walk-in shower serves the property. Essentials including Wi-Fi, heating, bed linen and towels are all provided. One pet is welcome.

Outside, there's a courtyard garden with seating and a barbecue, plus parking for three cars. A weatherproof ordnance survey map of the area is here to help with planning walks and local visits. No smoking inside.

A lovely peaceful location, close to many areas , Deal, Birchington , Tenterden , Dover , Folkestone , Ramsgate and Broadstairs are just a few. If you like to walk there are fields in through Stourmouth alongside the river , to Grove Ferry and Plucks gutter. The cottage is an ideal base for a week or longer and doggy friendly. It has all the amenities needed. The owners Tim and Lisa are really friendly and always available should you require anything but equally will leave you alone. We have been using this property since 2012 and always been very happy, highly recommend..

I don't usually leave reviews but I had to after experiencing Little Impetts. The host was so kind and accommodating after my partner and I decided to book our first little getaway to introduce our 3 month old baby to our families. We wanted something cosy and peaceful with good walking nearby. Wow, this place delivered. The location is amazing for country walks and it has great access to loads of Kent towns which all seem to be just a short drive away. The cottage was so lovely and had everything we needed, even a travel cot (and the host told us they have a highchair for when we return with our older baby). The best part was the fact we all had the best sleep (honestly ever), including our baby who hit 10 hours - we all left feeling brand new! Can't recommend enough and we'll defo return here for any future Kent trips! Thank you Little Impetts!

We love to stay at this cottage. It is immaculately maintained but retains the invaluable cottage feel. Each time we visit some discreet improvements have been made. This time we found that usb sockets had been added to each room, the garden fence replaced to ensure the safety of visitors dogs and a new carpet adorned the stairs and bedrooms. I didn't see anything wrong with the previous one.The owners, Tim and Lisa are very friendly and helpful and go out of their way to ensure that you have all you need for a relaxing holiday. I think they have some way of controlling the weather which has always been good for us in this beautiful and interesting corner of Kent. Tim seems to have an inexhaustable supply of games for our dog. In the area there are some interesting and easy walks, a well stocked village shop and an excellent village butchers shop. There are some comfortable public houses such as The Half Moon and Seven Stars and The Dog and Duck both of which do very tasty meals at reasonable prices and are within walking distance. We are all looking forward to our next visit.
