About Best Western Kings Manor Hotel
A pool, jacuzzi and steam room combination sets Best Western Kings Manor Hotel apart from most Edinburgh hotels of its size. Spread across three floors near Portobello Beach, the hotel offers 100 rooms with en-suite bathrooms, air conditioning and family and accessible options available, along with room service and drinks in room for those who'd rather not leave.
Downstairs there's a restaurant and bar, breakfast each morning, and outdoor seating in the garden when the weather allows. The gym and spa sit alongside meeting rooms and business facilities, so the hotel covers both leisure stays and work trips, with packed lunches available for anyone heading out for the day. Some parts of the building show their age, though the range of facilities and the standard of the rooms make up for it for most visitors.
Portobello Beach and its coastal walks are close by, and bus stops near the hotel make getting into central Edinburgh straightforward, with rail links offering another route in. Golf, fishing and watersports are all within reach nearby, and pets are welcome, though on-site parking comes at an extra charge.

What guests say
We had an absolutely wonderful stay at this hotel. From the moment we arrived, the staff were warm, welcoming, and incredibly attentive. The level of service throughout our stay was truly excellent – nothing was too much trouble, and every request was handled promptly and professionally. The room was spotless, comfortable, and well-equipped, making it easy to relax and enjoy our time. The overall atmosphere of the hotel was inviting and well-maintained, which added to the experience. Special thanks to Syed and Rakesh who were very helpful to make our stay more comfortable. Syed went a extra mile and moved us to club room which made our stay even more extra special. Thanks to Syed. They have restaurant with indian menu and food is obsolutely delicious. Also the fries from restaurant are great. This hotel has pool and jacuzzi which is an added benefit if we are staying with kids. My daughter loved it and enjoyed while we stayed at hotel. We would highly recommend this hotel to anyone looking for great service and a comfortable, enjoyable experience. We will definitely be returning in the future!

Very disappointing stay and certainly not worth the money. The rooms were spacious, but the entire hotel felt extremely outdated and tired. The décor resembles a retirement home rather than a hotel charging premium rates. We paid £1,100 for three nights, and to make matters worse, they charged extra for parking, which felt unreasonable given the price of the stay. The breakfast was absolutely ridiculous for what we paid – poor quality and nowhere near the standard you would expect. The staff were another major issue. The pool attendant was incredibly rude, making us feel unwelcome . The following day, another staff member stood (waiting for us to leave so he could lock up the changing rooms ) in full motorbike gear, helmet in hand, which looked completely unprofessional. Overall, we never felt welcome during our stay. The service was poor, the facilities were outdated, and the value for money was terrible. A complete rip-off. I would not recommend this hotel and would advise others to stay elsewhere.

Good location Easy bus connection to city centre. Rooms had issues with overpowering bad odour and bromen windows that wouldn't close in Scottish winter. Reception staff helpful and courteous. Parking good (is charged). Gym/pool complimentary (didn't use but great offer) Free wifi Spacious rooms and bathrooms. Beds very clean. No drinking water providedin rooms. Coffee/tea, kettle without water, iron, ironstand provided.
