About Aynetree Guest House

A breakfast to start the day well is the sort of thing that sets the tone at Aynetree Guest House, a small six-room property on Duddingston Crescent in Edinburgh. While the exact menu isn't listed, guests have access to a garden and outdoor seating area, a pleasant spot to sit with a cup of tea before heading out, and there are pubs, bars and restaurants nearby for evening meals.

Rooms are en-suite and include family options, kept clean and comfortable, with the sort of cosy feel that suits a short city stay, though some are on the smaller side. Free WiFi and luggage storage are provided, useful for anyone catching a flight or train after checking out. Staff are on hand and described as kind and helpful, though check-in can be slow at busy times.

The location near bus stops makes getting into central Edinburgh straightforward without a car, and the surrounding area suits walkers and cyclists, with golf and fishing also available nearby. Edinburgh Zoo is a notable point of interest not far away, and Brunstane is under a mile from the guest house.

We stayed at Aynetree Guest House in Edinburgh from Saturday to Monday and had a really positive experience. Our journey didn’t go to plan as our car broke down on the way, which meant we arrived much later than expected—around midnight. The owner was incredibly patient and kind, waiting up for us despite the late hour, which we truly appreciated after a stressful trip. When we finally got settled, we were very pleased with the room. It was spotless, comfortable, and clearly well cared for. That level of cleanliness made it easy to relax straight away. Overall, we had a great stay and are very grateful for the understanding and hospitality shown to us. We would definitely recommend Aynetree Guest House to others visiting Edinburgh.

The place itself is gorgeous. Very beautiful. It made us feel like we were living in Scotland our whole lives. The location was ideal with a bus stop only 2 minutes away. The hosts were incredible. Very kind and eager to help. Also a bonus was that the room was amazing decorated.

Unfortunately the room that we booked was different than the one we have stayed. We couldn't t change it the first night, probably double booking. Internet didn't work! When tried to shower was waiting 5 min for hot water. Super small room. Not reccomended!

Very economical and good value for money. But there would be no staff to welcome you or clean your rooms. Serious issue of parking as there area could only accommodate 3 or 4 cars but they have more than 20 rooms.
