About Grosvenor Gardens Hotel
Grosvenor Gardens Hotel occupies a residential terrace in Edinburgh, within easy reach of Haymarket Station and not far from Edinburgh Zoo. It's a settled, garden-fringed corner of the city, quieter than the centre but well placed for getting into it.
The hotel has nine rooms, generally described as clean and well-lit, with a good sense of space for a property this size. A cooked breakfast is served each morning, and there's a restaurant and bar on site for evening meals and drinks, plus a garden to sit out in when the weather allows. Free on-site parking is a genuine convenience in this part of Edinburgh, where street parking can be tricky. Reception operates around the clock.
Staff are generally friendly and attentive, though service has occasionally been flagged as inconsistent. Beyond the hotel, Haymarket's pubs, restaurants and transport links are all within walking distance, making it a practical base for exploring the city or heading further afield.
What guests say
We stayed here for just one night before a flight home and the location was perfect for us. The room had everything we needed and was clean. The owner made us a good breakfast before we headed out. The only odd thing was that we didn't see a single other guest at the hotel which felt a little weird, but overall a good stay.

My granny booked this hotel, when I arrived for the check-in I was offered a more expensive room which I disagreed with, the next day my granny told me the owner entered the room, which I couldn't believe why did they do that? Besides that, the location is good, the room was ok, and the breakfast was ok too. But I don't think I would recommend this hotel to anyone visiting me in Edinburgh .

The lady was extremely friendly and helpful. I saw some reviews saying she is a bit "invasive" and I understand why they said that. But to me she is just an asian auntie that wants to be able to take care of everything. Our previous hotel booking was cancelled when we got there late evening due to overbooked. She was welcoming us in the middle of the night and this room was offered for ~440 pounds 2 nights. Not cheap but expected. Honestly worth it if it's in your budge. Spacious room and loooots of natural lights. Very quiet neighborhood. Just next to Haymarket Station which was so convenient.

We stayed for 2 nights and had a very disappointing experience. When we arrived at our 12 pm check-in, our room wasn’t ready and we were asked to wait while it was rushed to be cleaned. Later, we were shown a different, more expensive room, even though we asked for the one we originally booked. The next day, while we were out, they entered our room without informing us—even though their own policy states that cleaning is only done for stays of 3 nights or more. This was a complete disregard for guest privacy. When we questioned it, the manager became angry and blamed us for damage to the table, even though we apologized. Before checkout, she insisted we meet her “like a boss” and inspected the room while taking photos, including of the bathroom. She also claimed the floor might be damaged because the washbasin is small and water splashes easily. At one point, she insulted our nationality and demanded £100–£150 for “polish damage,” eventually taking £40 after bargaining. We left earlier than planned because of how uncomfortable she made us. Breakfast was equally poor—no proper service, just cereals, and even when we asked for tea, then only they given it The only positive aspect of this stay was its location near the railway station. Apart from that, it was one of the worst experiences we’ve had while traveling. We do not recommend this guest house to anyone.
