A welcome drink in your room is a nice touch at Leith House, a small guest accommodation with just eight rooms on Cambridge Avenue in Edinburgh. There's no restaurant on site, but plenty of pubs and eateries are within easy reach for breakfast, dinner, or a pint after a day of sightseeing.
Rooms come with en-suite bathrooms, and family rooms are available for those travelling with children. Reception operates around the clock, so arrivals at odd hours are no trouble, and free on-site parking makes driving in straightforward. Beds are comfortable and check-in tends to run smoothly, though some rooms could do with better upkeep and airflow, worth bearing in mind when you book.
The area suits walkers and cyclists, with routes nearby, and golf, fishing and watersports are all within reach for the more active. Edinburgh Zoo is a short trip away for a day out, and Edinburgh Waverley station is just over a mile by road, keeping the wider city within easy access.

Terrible customer service at Leith House. The male receptionist at registration was extremely rude, arrogant, and unprofessional from the moment we arrived. Instead of welcoming and helping guests, he showed a bad attitude and made us feel very uncomfortable. He clearly does not know how to communicate respectfully with customers. This was one of the worst reception experiences I have ever had, and his behaviour seriously needs to be addressed by owner 👎👎👎👎👎

Basic and a bit grim. Rooms are sweltering as the heating is cranked up even in the middle of Spring and the bedsheets are itchy, leaving me feeling worried I've brought in infestation back home. Avoid if you can.

Pro : Bed comfort and bathroom is good. Double bed size is really small fr two person Check in is smooth need to ring 2 bell n wait for someone to open next door , instructions clearly explained TV with netflix option Everyday room cleaning between 10 to 2 Security is good , key if lost is chargable Con: No storage space and locker, only 3 hangers , not even space to open large luggage open Lower ground wifi signal is low ,streaming extremely slow No walking space beside the beds No kitchennnet or microwave to heat Less charging plugs without USB charging Thin walls Very sufforcating in basement as heater is automatic and schedulled to run whole night until morning 10 am . Tip open small window fr ventilation. Avoid rooms with no window After check in reception is not reachable. Takeout food collection is offered frm delivery apps like uber

Good service, good location (due to quality of public transportation everywhere in Edinburgh is pretty good). The bed was pretty uncomfortable and the room was a little rough around the edges, you get what you pay for. It was a descent place to stay for a night or two at a better price than most.
