The bed is very comfortable. Unfortunately, the room is very small. And the shower wasn’t working properly – there was hardly any water coming out. The toilet flush wasn’t working very well either. The breakfast was good for a bed and breakfast in the UK, and the service was friendly too. The location is good. It takes about 10 minutes by bus to get to the city centre. The neighbourhood is also pleasant and quiet.

Very nice place to stay in Edinburgh. The owner is very nice and she gave us many great ideas what to see in Edinburgh that are off the normal tourist route. Just a short walk to the bus stop that takes you directly to the Royal mile. I like this more than staying directly in town as it was much quieter in the evenings after sightseeing all day. The bathrooms are very small! This is not a critique I’m just stating a fact. There is just enough room to turn around in. Very clean!

Calm and cozy location with good connections, cozy and homely interior and the hostess, Irene was a delight. We strongly recommend giving no 45 a stay while visiting Edinburgh
