About Northumberland Hotel
Edinburgh Zoo is within reach of the Northumberland Hotel, and Edinburgh Waverley station is around 2.42 miles away, making this Craigmillar Park address a workable base for exploring the city by public transport as well as by car, with free on-site parking provided for those driving up. Pubs, bars and restaurants are dotted nearby for evenings out beyond the hotel itself.
The hotel has 26 rooms, including family and accessible options, all with en-suite bathrooms and the option to have drinks brought to the room. Breakfast is served on site, and free WiFi runs throughout. A garden offers a bit of outdoor space, and the hotel doubles as a wedding venue for those planning an event rather than just a stay. Reception operates around the clock, so arrival times are flexible.
Beds are consistently described as comfortable, and the location near transport links and attractions is considered good value. That said, some rooms have been reported as poorly kept, and staff helpfulness has been inconsistent, so it suits travellers prioritising a convenient base over polished service.
What guests say
Where I do even start with this one. I honestly don’t know where to begin. We paid just under £500 for a two-night stay, and if I’d known what we were walking into, I genuinely wouldn’t have paid £50. Before we arrived, the hotel had experienced a burst boiler. On arrival, we were reassured it was simply a plumber issue and that the water would be back on within an hour. That wasn’t true. It wasn’t until later that evening, after speaking with other guests, that we discovered some people had already been without running water for three to four days. We should have been told the full situation before checking in so we could decide whether to stay or make alternative arrangements. To make matters worse, our first night was spent without electricity. The power went off overnight and wasn’t restored until around 10am the following morning, leaving us without basic facilities. Also the foul smell in the front lobby (which was outside our room was ridiculous because of the burst boiler which poured through the roof onto the carpet) The cleanliness of the hotel was completely unacceptable. The bed sheets had visible marks on them, the towels were dirty, there were cobwebs throughout, and the showers were covered in grime and soap scum. The photographs speak for themselves. What disappointed us the most was the attitude of the owner. Instead of showing understanding or trying to resolve the issues, we were met with a dismissive and unhelpful attitude, which only added to what was already an awful experience. For the amount we paid, I expected at least clean rooms, honesty about the situation, and basic amenities such as running water and electricity. Unfortunately, we received none of those. I would not recommend this hotel to anyone, and I certainly won’t be returning. Save your money and book somewhere that values its guests. I feel sorry for the staff as the woman who worked the Saturday was very helpful, made us hot drinks and went above and beyond as best as she could!

We stayed in the hotel only for one night. Clean and tidy. Check in wa fast and without any issues. Room with kettle and basic supplies, cofee, tea etc. Towels and storage available. Only downside I would say is the noise. Windows are very old. Wind and noise from the outside is coming through. Bus stop next to the hotel so it is easy and convenient way to travel accross teh city. Shoping centre near by if you want to buy some basic supply or eat outside. Overall, good value!

The hotel was okay for a short stay. The staff were nice and helpful. However, the room was quite small, and the shower being placed in the middle of the room felt unusual and not very practical. The room could have been cleaner. Very accessable with both car and bus. Overall, it was acceptable for the price but there is room for improvement.

Genuine scammers and horrible people. Especially the manager. Avoid at all costs… They shouldn’t even be in business. Trust the reviews… No water for 2 days of my 3 day stay. Manager kept telling me “Relax it will be fixed in 5 minutes” then would leave, it never was fixed by the time I checked out. They told me housekeeping comes everyday, but they didn’t come once. The bedroom window was nailed open window so it couldn’t close and was right by some building exhaust pipe that was drafting into my room. Giant pest problem. I saw 10+ flying insects in my room during my stay. Also huge spiders that almost crawled over my foot in the bathroom, then disappeared into a 2 inch circular gap around the base of the toilet. Visible blood/dark stains on the walls and sheets. Cramped shower. So many design flaws that are evident of cutting corners to save them money at the expense of the guest. I have a video of 9 other guests in the lobby at 1am complaining of no water, faulty outlets, lying management, etc…there is no emergency maintenance or overnight help available. I was told along with other guests in the morning my information would be forwarded to the manager to process a refund, but he never reached out. So I did. Then I was told I was lying about the water, that it was functioning the whole time, and that house keeping comes everyday when they never did once. There’s even a sign upfront saying they come once every two days…So I don’t get why he would even lie about that... I could go on but this place has sapped enough of my energy…The manager straight up gaslit me about the problems I and the other guests experienced when I have video evidence of it all… he responded to my first message the same day calling me a liar. I responded instantly and now it’s been well over a week and he’s hasn’t replied at all. I genuinely hope they go out of business so no one else has to deal with these amoral scammers. Don’t think you’re saving money by staying here, you’ll regret it in a million different ways.
