About Britannia Hotel Edinburgh
Belford Road runs along a leafy stretch near the Water of Leith, and it's here that the Britannia Hotel Edinburgh offers a base within easy reach of the city's key attractions. With 178 rooms, it's a sizeable property geared towards straightforward stays rather than boutique flourishes, and its position makes it a practical choice for exploring on foot or heading further into the countryside walks that follow the river.
Rooms come with en-suite bathrooms, family options, and accessible rooms where needed, and guests consistently find them spacious with comfortable beds - a fair trade-off given that maintenance and amenities in some rooms can fall short. Breakfast is served on-site, alongside a restaurant, bar, and snack bar, with outdoor seating available for warmer days. A lift serves all floors, and luggage storage is on hand for early arrivals or late departures. Pets are welcome, and on-site parking is available for a charge.
Beyond the hotel, the area offers walking routes, golf, fishing, and watersports nearby, along with a good spread of pubs, restaurants, and entertainment within easy reach. It's a hotel that suits guests after value and convenience over polish, with the city and the countryside both close at hand.

This hotel has a great location with very beautiful surroundings unfortunately the actual rooms were very disappointing, at least ours was. Firstly we were placed practically in the basement we had to walk down a set of very dingy stairs to an odd hallway which was filled with beer tanks for some reason and cleaning carts. It was clearly some kind of storage room or something (poorly) remodeled. Our bathroom was also lacking, the toilet seat had a lot of scratches and parts missing in the paint, overall not great. The “shampoo” dispenser was completely empty. And worst of all there was an emergency exit sign (again this was very clearly not meant to be a room suitable for paying costumers) that could not be turned off. The two nights we stayed there we could not sleep because the entire room was filled with a green neon light. Also, when checking in my father struggled to speak English and understand the directions, I had to translate to Spanish what the receptionist was saying, then towards the end of the interaction the receptionist (who seemed to have lost their patience) started speaking in perfect fluent Spanish which makes me wonder why they just watched him struggle instead of just speaking Spanish in the first place (the receptionist clearly knew we spoke Spanish because I was translating for my father). As someone who has worked in hospitality I found this rather insulting. All of this after paying almost 300 gbp. Overall it is rather unfortunate we didn’t enjoy our nights because it truely was at a beautiful location. If anyone wants to go I recommend you make sure your rooms are not the ones in the basement…

Arrived here on 4th july. It will be the first and last time. Paid £402 for 2 nights including parking. Visited For our friends hen do Rooms ; walked into our room the smell was damp and dirty. Counter and Cups provided was dirty. Carpets were old fashion and they definitely was not hoovered we had crumbs everywhere even down to the bed covers and bed matress and matress protector. Bed covers smelt dirty. Absolutely disgusting. Bathroom was dirty brown marks around the toilet on the floor. Floor didn’t look or smell like it was mopped. Shower Curtain was all stained and smelt disgusting. Only Sat on the Bed it was uncomfortable and felt hard as a rock. Went down to reception to complain the receptionist came to see our room her words ‘ whats my concerns’ and this was a supervisor words after showing her our concerns. We asked if we could have a refund but we couldn’t due to manager wasn’t there. Yes we did get a room move after me saying i was worked in a hotel myself and standards and i will be taking this further if we are not moved but it took me to say them words for the room move. Yes the room we got moved to it did have a comfortable bed. Cleaner bathroom but not 100%. However better than first one. Cups was still dirty but we weren’t going to drink out of them because of the first expessions we had. Location; yes was perfect for the occasion as it was hen do in the town. Checked out on 5th july we asked if we could see the manager and again receptionist words was ‘ they not here’. Please from my experience. dont waste money and think the pictures you see and cleaniness is what you will be walking into because its not.

Showed up thirty minutes after midnight with our dog after an emergency trip to Edinburgh vets. Very polite man serving at the desk got us a room at a very reasonable rate. We paid £7.50 to park the car overnight, for the centre of Edinburgh this seems reasonable. The hotel and room were very tidy and clean. There was a service card in the room to report faults, but there was no pen to write anything down - the bathroom door didn't shut, carpet looked a bit ragged at one edge. Apart from that the room was very nice. Bed was very comfy which is what matters most. Was pleasantly surprised how nice it was given some of the reviews on here. Would happily go back.

I checked in on Wednesday, 5th August, and unfortunately, my experience was extremely disappointing. When we arrived, we were given a twin room even though we had booked a double room. After informing the reception, they changed our room, but it had no window. I had specifically booked and paid extra for a room with a window through the Agoda app. However, the receptionist insisted that I had not booked a window room. Another receptionist told us that because we booked through a third-party website, the room facilities could change automatically and suggested we should have used Booking.com instead. We were eventually asked to pay extra again for a window room, even though we had already paid for one. The check-in process was very frustrating. We arrived at 3:00 pm but did not get settled into the correct room until around 4:30 pm because we were repeatedly given the wrong room number and incorrect key cards. Instead of helping us, the reception staff seemed uninterested and unprofessional. Unfortunately, the problems continued after we entered the room. The toilet flush was not working, the heating did not work, and the bed was broken. We reported these issues to reception several times and even went there in person to request maintenance, but no one came to fix anything. What upset us the most was the attitude of the staff. They appeared to make fun of guests, exchanging sarcastic smiles and looks instead of treating customers with respect. We felt ignored throughout our stay. Overall, this was one of the worst hotel experiences I have had. The management needs to pay much closer attention to staff behaviour, customer service, and room maintenance. I guess hostels are better than this shitty hotel.I would not recommend this hotel to anyone. Save your money and book somewhere else.
