The guest house occupies two Victorian townhouses in this coastal district of Edinburgh, offering nine rooms with en-suite bathrooms and free WiFi throughout.

Rooms are straightforward and well-kept, and there's a lounge downstairs for guests who want somewhere to sit away from their room. Practical touches include luggage storage, porter service and free on-site parking, which makes arriving by car considerably less stressful than in much of central Edinburgh. Childcare can also be arranged for families who need it.

The location suits those keen on coastal walks as well as city sightseeing, with a pub, restaurant and other eateries all within easy reach, plus entertainment and a golf course nearby. It's a fair base for both, whether the plan is a walk along the shore or a day among Edinburgh's attractions.

Lovely stay at Sandaig. Spacious room and bathroom. Very comfortable bed. Location perfect. Out of the hustle and bustle but lots of facilitis within walking distance and bus stops right outside.

After staying two nights with my parents (per couple one double room) at Sandaig we are sure that this is the “best” way as a landlord/guesthouse owner to earn good money with the bare minimum in terms of housekeeping. The bin in the room of my parents was still full from the guest before. There is no personal contact with owners except per e-mail. As in previous reviews (which I haven’t read thoroughly) the equipment, decor and furnishings of the rooms are dated and seem cheap. The bathroom of my parents had however a make over some years ago. What was most annoying about the Sandaig is it’s miss leading presentation of the rooms and the services on its website: it shows the former dining room with laid tables which gives the impression that you could order breakfast. Luke, an employee of the owner and in a very rush when we arrived, let me know that this is a service of the past. Well, luckily there are some options in the area to find a breakfast spot. The location in Leith is calm and green and close to the harbour. There are some frequent running bus services close to the house. All in all, I feel the glory days of the Sandaig lie in the past. I will not recommend this guest house to anyone.

There is no one staffing this hotel. There is no reception, you have to call to open the door at check in. I booked through booking.com, they didn’t even bother to send a message saying you have to call to enter. I left something highly important in the room by accident. When I called the hotel, they claimed they tried to contact me but my phone wasn’t working (weird cause it works for everyone else). How about a message through booking? No effort. They went crazy, yelled at me for their lack of professionalism. When trying to organize the return of my item, they made insane demands like UPS must be there in an hour because they refuse to actually go to the hotel where they work during the opening hours they state. Bad attitude. VERY BAD VALUE FOR MONEY

The Guest house is well situated near a very nice park. It is 20-25min by bus from the city centre. The room was quiet and comfortable, however not large enough for two adults and two kids. It was acceptably clean. There was no fridge in the room and no freezer in the entire Guest house, which was a major drawback for us, since we need to store temperature sensitive medications when we travel. There was only a small fridge available in the dinning room. All in all the room was good, but not worth its price.
