I would highly recommend to not book this property. Our room has a heater damage, that could cause health hazard for us. It was hanging on 2 bottom (out of 4 screws), was boiling hot and not allowing to reach toilet and shower. They had no other safe and prepared room to offer. They avoided all of written communication by all cost. They told us to cancel reservation with a promise of full refund and now they deny it. They offered overnight an emergency room, that was not even vacuumed and all dirty and under construction area. Next day workers came and we couldn't stay there due to the renovations. They didn't have any other room to offer and told us to book a new place. Please, be careful for this scam, take a written form, recording. We have recordings, photos, chat with employees, taxi confirmations and an extra witness so we go to the Customer Right office and make an official complain against this object. Stay safe and far from so guest unfriendly hotels.

We booked for 3 guests and the hotel provided us with a room for a couple. They completely missed our reservation. Nobody at reception, nobody is picking the phone on the two numbers provided, nobody answers on booking.com (even 2 days later). Sofa doesn't unfold, no additional towels/sheets, had to sleep on the sofa with nothing on it. Absolutely outrageous for a 4 star hotel with such a price. Besides, the bed looks beautiful but the sheets were messed up, there were two small rubbish things left in the room, the shower is poorly designed and floods the entire bathroom, the shutters are broken. Horrible experience. Avoid at all costs.

I absolutely loved this cozy little boutique hotel. I stayed in a single room and had the best restful sleep throughout my entire stay. The room was very quiet, and the bed was super comfortable. The hotel staff made me feel right at home, and the breakfast was plentiful and delicious. Plus, the location is excellent: Holyrood Park is just a 15-minute walk away, Edinburgh Castle is about 30 minutes, and the train station is 20 minutes on foot. I’ll definitely try to book the same room the next time I visit Edinburgh. It was a wonderful experience!
