A Victorian guest house on Southey Street in Keswick, close to the fells and lake, with just seven cosy en-suite rooms.

About Sunnyside Guest House

Southey Street sits within easy reach of Keswick's surrounding fells and the waters of Derwentwater, and it's here that Sunnyside Guest House occupies a Victorian townhouse spread over three floors. With only seven rooms, the atmosphere stays intimate rather than hotel-like, and each room comes with an en-suite bathroom, flat-screen TV and free WiFi, along with drinks available in room for settling in after a day on the fells.

Breakfast is included and packed lunches can be arranged for anyone heading out walking or cycling, while a bar and outdoor seating area give guests somewhere to unwind in the evening. Reception operates around the clock, and free on-site parking, plus an electric vehicle charge point, makes arriving by car straightforward - a genuine plus in a town where parking can be tight.

The surrounding area suits an active stay, with walking and cycling routes on the doorstep, watersports available nearby, and a golf course within reach for those wanting a change of pace. Pubs, restaurants and other eateries are close by for evenings out, making Sunnyside Guest House a practical base for exploring this corner of the Lake District.

Absolutely loved our stay at Sunnyside Guest House. Nicky and Paul are fantastic hosts who truly couldn’t do enough for their guests — every detail is thought through, and their kindness makes the whole experience feel special. Rooms were spotless, comfortable, and perfect for a relaxing break in Keswick. Breakfast was delicious and set us up brilliantly for a day in the Lakes. Highly recommend staying here. We’re already looking forward to returning! Gem and Rich

Sunnyside Guesthouse is a gem in the centre of Keswick. Even though check‑in wasn’t until 4pm, we were allowed to park earlier, which made exploring the town so much easier. Paul and Nicky are incredibly friendly and thoughtful, and it’s clear they care about their community as we noticed donations to local rescue services, lots of tourist leaflets, shelves full of Lake District books, and Nicky makes fresh cake for guests each day. The cake is offered with complimentary tea and coffee, and any optional payment goes straight to their local charities. The room had everything: slippers, fresh milk in a mini fridge, water, a fan, dressing table, TV, full toiletries, cotton balls, makeup remover, bathroom spray, extra toilet rolls, and a luggage rack. Their two cats, Nemo and Moon, were a huge highlight, both gorgeous and super friendly. I even got a lap cuddle from Nemo. Breakfast was delicious and cooked to order, with loads of options and really impressive organisation. The lounge area was cosy with comfy sofas, an honesty bar, and a great selection of books including Harlan Coben and Agatha Christie. The only small downside was that the Wi‑Fi didn’t reach Room 1 reliably, though it worked well downstairs. We’d absolutely stay here again.

Great place to stay in Keswick and amazing b&b experience as my first real b&b stay (solo). I could tell the hosts put a lot of effort and consideration for all the details to make a pleasant stay. The prepared breakfast was excellent and there's also dinner available which I wasn't able to try due to my scheduling but I'm sure is good too. Good location as well to use transit without a car and steps away from shops.
