Avoca House Hotel

We have been staying at the Avoca Hotel for years, and we keep coming back mainly because of the exceptional hospitality of the manager, Rohan, and his wife, Anne. They genuinely go above and beyond to make every stay comfortable, always doing everything they can to accommodate our needs and make us feel welcome. Their warmth, kindness and dedication are what truly set this B&B apart. The hotel is clean and specious, offers a good old fashioned continental breakfast, and provides everything you need for a pleasant stay. While some areas are beginning to show their age and need refreshing, this is more than compensated for by the exceptional hospitality and care of the hosts. The location is another major advantage. Set in the beautiful Hampstead neighbourhood, surrounded by stunning Victorian houses, it is a wonderful area to stay in. It is also extremely convenient for exploring London, with excellent public transport connections just a short walk away. If you value genuine hospitality, cleanliness, a great location and hosts who truly care about their guests, the Avoca Hotel is an excellent choice. We look forward to returning again and again.

I have stayed at this hotel several times since April 2025 and always paid properly. However, despite repeated requests over many months, I have never received invoices for my stays (around 1100 Euros in total). Each time, I am given excuses (system issues, staff unavailable, “I will send it later”), but nothing is ever sent. This is very concerning and not acceptable, especially for business purposes where invoices are required. I hope the hotel will finally resolve this situation.

Five stars for the price. This hotel does not pretend to be anything that it isn’t. It is a clean and friendly place to relax in a very central part of London. It is welcoming and in every way pleasant. I gave been visiting my cousin in this area since the 1980’s and have stayed at a great many places. This hotel stands out as honest value for money in walking distance to many lovely places such as Primrose Hill and the Hampstead Heath. There are masses of restaurants and cafes in what is a treasured area within London.

We had a wonderful stay at this lovely hotel near central London. The location is incredibly convenient, making it easy to explore the city. Ruhan and Ann were exceptional hosts—warm, welcoming, and always ready to help with anything we needed. Their hospitality truly made the experience memorable. The atmosphere was cozy and inviting, and I’m already looking forward to my next visit. Highly recommend!
